Thank you for sharing the news.
That's good.
Looking forward to it.
I prefer to live in new township and watch it grow slow and steady over time.

MBSA are more strict on the issuance of entertainment premises licenses.......no entertainment licenses will be issued within MBSA area except Setia Alam and I City.

Kota Kemuning in the recent years are more "linear" from MBSA as they are willing to issue for alcohol license for bottle beer, but not for draught license.

So far MDKL I think there is so far so such restrictions on the entertainment premises. As long as you stay compliance with their existing local municipal guidelines, I think should be able to get it.

Thank you for the explanation.
I, being a ' Happy hour' type of person would definitely welcome more 'Happy hour' places to hang out in :-)

By the way, I was at the Astro Chinese New Year party bash at Bandar Rimbayu yesterday. I notice this area and the surrounding areas have a lot of local Chinese. thumbsup.gif .
I guess we have the 'right demographics' for the real estates market here as Chinese in general like to invest in real estate. :-)

A lot home owners here are KK upgrader, property price here is on high side.. thus u can easily know what is the demographic here.

Soon, it might consist of 10% foreginer.

Heng Dai,
Whether bad news or not it does not matter to me as I am still renting at ES. biggrin.gif
You may be right about 70% came from Kota kemuning + puchong.

I was saying what I said earlier due to some conversations I have while I was at the Astro CNY Rimbayu party.
The small and medium business owner sitting next to me told me that he is waiting for his ES Grandezza house to be ready to move in.
He is upgrading to a nicer, bigger house from his current one somewhere in Puchong south.

While the another family's housewife told my wife that they are eagerly waiting for their semiD at TA Dalia to be ready to move in.
They are from nearby Jenjarom or Banting. Not sure if it is true or not, she says there are a lot of Chinese at Jenjarom/Banting.
She told my wife that there are quite a few are families are planning to move here(Canal city) since they want a fully gated and guarded neigbourhood.(safer environment) vs what they have at Jenjarom/Banting. They are also looking for a newer and bigger house.

So I guess, the developers here should do their market research e.g. to built bigger house to target these homeowners that want to upgrade.

The housewife is correct. Jenjarom and Banting have a sizable local Chinese population.
Ecoworld has been trying to woo these local Chineses to move to ES for example the one of the recent local event organize by Ecoworld at
the Chong Hua chinese school in Banting https://www.facebook.com/EcoSanctuaryByEcoW...17124692359712/
Uhmm....If they can convince even 1% of these local Chinese from Jenjarom and Banting to move to Canal City. The home supply at ES is not enough to meet these demand(assuming these people can afford ES high price Hahaha). But I am sure some folks/businessmen/entrepreneurs from Jenjarom/Banting can afford these homes.

By the way, I am not sure if you are aware of it. ...If got time, you should bring your family to visit this nice Chinese temple at Jenjarom.

They have many events and nice decorations especially during Chinese New Year.

- Alternative route to go to KLIA  using WCE through the Banting exit (if Elite highway is jam).
- Rumour has it, there is a potential for Gamuda to build an exit/road extension from Gamuda Cove western corridor (highlighted in red) as
the area mature in the future. If and when that happens, it will provide an alternative route for WCE road users to go to
Cyberjaya/Putrajaya and another entry/exit to Elite highway.

An alternative route to KLIA for my frequent flights back to Hong Kong is good.
The Elite highway can very congested sometimes.

Heng Dai,
Thank you for the feedback.
That's what the housewife told my wife too. Some/many wealthy local Chinese SMB businessmen from Jenjaram/Banting looking to purchase homes at Canal City. ES do the marketing but the housewife end up buying TA because of better value Hahaha

I will check out the Chinese temple. It's about 15-20km drive from Canal city. It looks like a big temple and very festive (from all the photos posted on Google)

Fo Guang Shan temple is 12km drive from Cheria, thats about 20min unless you decide during office rush hour traffic. Nice place ample parking (unless there is some religious event).

An alternative buddhist temple would be the one in Bukti Rimau, thats 20km away,

For the one at Bukit Rimau, are you referring to this temple? hmm.gif
https://goo.gl/maps/Yz6kMiDgqcAgXMYg8

If yes, it is only 8km away from ES (not 20km).
It is close to the Chinese Taipei International school and I have been there before once.
I believe the temple has a sizable local Chinese and expatriate Taiwanese Chinese patrons.

ah typo in my message was suppose to be 20 min, the only weakpoint of that temple is the lack of proper designated parking. Atleast the authorities is understandign and do not disturb those who is forced to park at the roadside/kerb.

Cause KK car towing is very efficient if you double park or park at yellow lines around the commercial area aka mcdonals/banks area.

Looks like nearby Canal city/Jenjarom is getting an ECRL passenger and freight train station at this location.
https://goo.gl/maps/QGrBaGLnZcmYFU7b7

This is based on the section C alignment being released for public inspection yesterday.
http://www.mrl.com.my/en/ecrl-public-inspection-notice/
Other stations are Putrajaya Sentral, Nilai and Port Klang(freights only).

Can expect land prices around this area to increase as logistics and distribution centers being built around the Jenjarom station.

5-10 mins drive. Not too close, not too far.
I personally dont think anyone living at Canal city would solely rely on public transport/train.
We love our cars LOL.

Looking at the proposed alignment, those houses in the northern part of Gamuda Cove will be affected as it is TOO CLOSE to the rail line.
Will be noisy.
