MBSA are more strict on the issuance of entertainment premises licenses.......no entertainment licenses will be issued within MBSA area except Setia Alam and I City.

Kota Kemuning in the recent years are more "linear" from MBSA as they are willing to issue for alcohol license for bottle beer, but not for draught license.

So far MDKL I think there is so far so such restrictions on the entertainment premises. As long as you stay compliance with their existing local municipal guidelines, I think should be able to get it.

Is okay la....after all is our own money.......most important thing is you feel is it worth for the penny you pay or not...... after all it is still individual preference I would say, not right no wrong......

me personally also dun drive to KL more than 10 times per year.....for me I think as long as you feel happy at Canal City then is fine la......a lot people stay more than 20 years in Kota Kemuning still love the serenity of the Kota Kemuning....although they are facing for the traffic congestion challenges nowadays....

CC is most likely getting more population especially this year since the cinema will be ready this year. And the population in Canal City really increase a lot. Expected there will be more people moving in.

Good to see CC getting more traction...

Hopefully by Mid of this year when I plan to move in...more vibrant and happening...even Sinaria slowly but surely more shops opening chor..

Just hope Tropicana cans sort out the defects ASAP..

Anyone can chime in as how efficient is the defect rectification works for Cheria...?

If you are a Cheria owner(and I think you are), there is a private owners only link on the Cheria owners only FB group to join the Cheria owners only WhatsApp group. There is daily active discussions on the Cheria WhatsApp group e.g. renovation ideas, group purchase, defect rectification process etc. These groups are for Cheria owners only (only allowed to join after Cheria ownership verification).

Cheria just VP recently (late Nov/early Dec 2019). Most owners are in the process of collecting keys, home inspections, defect rectifications and renovations. In fact, a few of the owners have already moved in as there are not many defects.

Personally, I have to thank the Tropicana Residences uncle incident in April 2019.
Since the incident, Tropicana delayed the Cheria VP process by 4-5 months to improve workmanship and quality of the Cheria house delivered.
Some early Cheria buyers like me were compensated by Tropicana for the late delivery (LAD payment).
I received the Christmas gift/ (LAD cheque payment) from Tropicana recently. I plan to use the $$ to cover some of the renovations expenses etc.

As for the house itself. This would differ from house to house and on a case by case basis.
For my case, the house is delivered in a good and move in condition on the day I receive my key 2 weeks ago. e.g. clean, no hairline crack, didnt see any water leaks, no water or electricity issues etc.
Anyway, I am not taking any chances and I have scheduled a home inspection in the next 1-2 weeks to do proper checking by the home inspection professionals.
There won't be any house that is delivered 100% defect-free. We have the standard 2 years defect liability period for Tropicana to fix any defects reported during this period.
Overall, Cheria house quality is good and within my expectations.

- Alternative route to go to KLIA using WCE through the Banting exit (if Elite highway is jam).
- Rumour has it, there is a potential for Gamuda to build an exit/road extension from Gamuda Cove western corridor (highlighted in red) as
the area mature in the future. If and when that happens, it will provide an alternative route for WCE road users to go to
Cyberjaya/Putrajaya and another entry/exit to Elite highway.

In fact, we have quite a few airlines pilots within the TA/Cheria or other TA neighbourhood.
Some works at Cyberjaya/Klang/ Shah Alam etc.
Location is really a case by case basis (depending on the individuals).

I look at his pick - Eko Cheras - damn sad.
Initially thought he is a smart ass but not really lah.

Thank you and congratulations! agree that no house van delivered 100% defect free, but the late LAD risk that Tropicana took is a sign that TA has improved their mind set.
