Today afternoon, I was sitting at Block C's kids pool table. It was really breezy.
However, it is also really quiet, I think not many is around during the noon time.

Today 3pm, I was swimming and come a group of family with 3 kids and baby swimming and playing there with their ball and plastic toy. These 3 kids are below 5 years old. And the parent wear t-shirt into the pool. No security guard sighted. This is not the first time, I have seen many times this kind of incident. Also notified the Maintainance office, but seem no improvement.

Was at WOTP this evening, No Smoking signs are being put up all over the place.

Toilets near the pool still got urine smell, like never clean.

I left WOTP around 7 pm to have dinner and managed to pass thru the barriers at the industrial park just beside us. Coming back from the same road around 10 pm, the barrier is closed. Is it legal for the industrial park to closed the road? Who owns this road?

Went to in-law's place, they raise concern about the kitchen area that had bricks. Did anyone of you seal it? One day they found cigarette butt in kitchen even though no one smokes plus that area is where they hang clothes, could easily burn down whole place if fire occur.

Now every once can acccess to other floors from staircase . Even currently they can control from lift by access card but staircase no control
The 2 tier is Meaning less .
Many break in cases is enter from staircase to another floors

Invisible grille installation above my unit have caused my balcony full of metal pieces and now stained with rust. Need to repaint and scrubbing on the tiles. I think all the units below me also have the same problem.

Hi, I'm new owner at block C. Plan to move in by this month. So now I've encounter this problem where my aircond technician said that our copper piping and water piping was arranged wrongly/terbalik. Is there anyone encounter this issue when setting up aircond?

Btw, my unit is the end lot, easily access by the fire exit. Now I just noticed that my copper piping and wires were cut off/stolen. Previously I have requested many times to the management to Install the card access at every floor's fire exit if wish to enter within the staircase, but nothing was done. Now my fear came true, haven't even move in already have things got stolen. The unit opposite mine had the same issue.

There is some other type of swim suit that can cover every part of body u want in the market.

I once saw all the muslims wear t shirt tudung swim in a hotel swimming pool in penang & the water of the swimming pool is so cloudy like mushroom soup. 😳. Should have take photo, so that can increase awareness & see it urself to believe it.

No la, at 1400 rental can hardly yield 3.2% then mus deduct maintenance fees. Sibeh low rental for sdb property. So roughly cover 50% of installment+maintenance la.

its the best time to buy wotp, SDB giving lots of freebies and I believe you can even push for discounts. Remember to tell you have a referrer to get another RM15k. Don't wait till the MRT starts in July 2017, as Cheras property price will starts to go up very soon. You will see those property portals and news sites starts to focus in Cheras area.

There are many people still sending their kids to kebangsaan school

Commercial value will go up since more people are passing along that road. More shops will come up along this road.

And of coz more condo developers will start looking at this area as well.

Kudos given to SDB developer in impelementing the one way lock system to all fire exit staircase doors as this prevents unauthorised access from different floors from coming in.

Nearby already got primary SRJKC school. But hope lagi Ada SRJKC school lagi nearby wotp. Huat lor.

Mrt opening soon and Jalan soon. Wotp gonna have the first private shuttle van to mrt station soon. Huat ah!!!

there's a back up power for the lifts if there's a power shortage. there are 4 lifts per floor (include bomba lift).

the staircase is for escape during fire, and only accessible from each floor and not from inside the staircase. this is to prevent outsiders from entering the floors via the staircase.

closed at night, usually from 7pm to 7am, and on Sunday whole day. at one stretch of the road, there are no street lights.

it's a very convenient short cut from WOTP to enter SILK hiway (and vice versa), zero traffic light and hardly no traffic on that road, at least for now.

With MRT start operating on 17th July, I heard SDB is proposing a van (Brand : JINBEI). Kinda upset with SDB Management. Boutique developer but provide China made van. If not wrong, during sales time, it stated shuttle BUS service. Anyone can clarified?

The wotp function room rental rate quite high. Rm100 per hour. Still sibeh many people rent for birthday party and wedding. Very good income source.

Nowadays made in china no play play. Some even better than famous angmo brand. Not like last time china lor. Even their latest electronic car is top notch quality Liao. Kl Trx signature tower also build by china. Build space rocket also no problem. China Hua Wei handphone also world number 1 Liao. Let c how lar. Will give more update. Now wotp so far so good.

BTHO MRT soon to be ready. rclxms.gif saw the mrt train test run quite often.

GR kid pool is quite nice even it not up to artist impression standard. Bigger swimming pool. CT nice building facade. Nice facilities Macam Infiniti pool and view. Plenty pools to swim. Standard size central/pocket garden. If for landscape park wotp offer more. Gym room wise I still prefer wotp it offer more space and nice gym environment. If Jalan inside park not enough Lagi got a huge lakevalley park not far from wotp. Location c180, cheras trader square, aeon, Columbia hp all not far. To btho Mrt also got private shuttle van.

Buck wise is good for ct and gr compare to wotp. But see lor. See how the long term upkeep work.

Theres only 1 bus?? 30 mins is a low estimate as it takes 10 mins per way during non peak hour like now. Peak hour sure more than 16 mins n a lot of time needed to onboard people each time.

Today first day test run wotp private shuttle van. Very good respond and good riding experience. Less than 10min reach mrt station even in peak hour. Hooray! Good job.

its not cheap to maintain the van and the driver.....many of these shuttle services stopped after 2 to 3 years.

Let see how the fund run see Boleh sustain boh. i knew 1 mid low dense high end kl city condo until today has 8mil reserve fund n all residences sibeh good paymaster also sibeh well Manage too. Some look so so old kl condo pun ada around 2-3mil reserve fund and fund keep increasing every year... jmb & management also quite good.

Good comment. Actually I feel those some of the cons are pros to me.
No fancy facility - means less money to maintain them
Location not everyone favor - means the area is not crowded and quiet
Empty land around - means more dev later, and it will push the price of WOTP higher
Rules and restrictions- standardise facade outlook to ensure the place looks high end all the time. If everyone is to put different colours and designs, the whole place will look funny.

Another good news, the route going into WOTP is now lighten up. The streetlight is now fixed and we get more attention by MPKJ. UDA is also clearing the overgrown bushes and rubbish along the same road. WOTP definitely the best condo in Cheras

To all Akasa potential buyers, Windows on the park is only a few hundred meters away from Akasa. It’s ready built, bigger land size, more greens, cheaper maintenance fees, still looks new and still have good units. I think, pricewise also lower.

The downside, lesser facilities but I feel this is also an advantage as more facilities means more issues and breakdowns , means more maintenance fees in the future.

The beautiful gym and swimming pool here is good enough for me. Some other facilities such as badminton courts and basketball....still haven’t try them.

Lelong reserve price normally 2 cover d loan amt so if owner got low mof then reseve price will b low i thnk?

not really. the bank needs to act reasonably to lelong the property, not just to cover the loan amt.

if property sold above loan amt, the bank needs to refund the balance to borrower.

it was true when generally bank loaned ltv90% to borrowers.

but things changed last few years. many borrowers are only limited to ltv70 or lower.

dun tell me the bank will start the lelong 30% of loan outstanding..........compared to developers price and much more lower than market price.

Bank will list first lelong at 10% off valuation. But we got no idea how much. Different bank different value.

And price will keep going down until there is a taker.

Sometimes bank also use trick especially cimb. List low reserve price just to attract bidders. And conduct on weekend Saturday so that more people will attend.

the bus service from WOTP to BTHO MRT station is free for now. during weekdays and in the morning and evening only.

it's a round trip; half hourly in the morning and every hour in the evening only.

maintenance started at 27 cents during pre-launch. recall it was increased. anything below 32 cents for a resi titled condo with such great facilities is decent.

The auction unit is hardly asking for 310psf. what more can you ask??

No.

It's 27 sen psf for maintenance and sinking fund. The rate remained the same since VP.

So for a 2k sf unit, monthly will be about RM570.

yes can't wait for it. this is probably not the starting price yah. it could be no bidder as at this size purely for ownstay and not many will consider Auction units for ownstay.

For those who used to stay nearby will find this place a gem. I have been searching high and low for such place around cheras, and this is the only one. Just compare with any others development nearby and you will understand. Anyway, it’s a great time to buy now as the developer is giving great discount.

I visited all of them during my search for a condo in this area. The condos were two classes below Windows On The Park.

I don’t get anything if you buy a unit here, but my suggestions is to buy this year as SDB seems like clearing their units here to focus on upcoming UNA project.

Designs are pretty subjective, I find it practical and timeless. Fancy facade only looks outdated after a few years. If you don’t believe me, look at those Arte condos after a 5 years.

Now wotp unit size 916sf doing quite well here compare to big size unit. Rental price going up steadily. Getting more and more demand. Tenants profile also looks good and some are surprisingly good 😆👍👍

Besar unit size still manyak for own stay.

Rental rate for the smallest unit is holding steady. The bigger units bought by ppl mostly for own stay. Some developers’ units not sold are big ones and facing the industrial area. I’ve always said that it’s a mistake that the developer increased the price for those units. Too greedy obviously.

In short, speculators and investors bought the smallest units (sold out very fast after launch). I would say only dumb investors bought the big units.

I think got a few units ads in mudah 916sf partial furnish asking from 1.3k - 1.4k.. If fully furnish can get 2k rental actually quite okay already.. What is the unit price after discount during launching? If i remember correctly, 916 sqf is starting from 530k+ and those facing garden one starting from 590k after discount? Maintenance fee is RM 250 per month?

Developer increased the price when the launched Block B. The units facing pool/landscape were the most expensive in terms of psf, and the ones facing Balakong industrial were more expensive than the units at Block A that faced BTHO/KL.

I dunno when selangor implemented 1mio. Before that it was 250k or 500k....not too sure.

Mana 8 years? 2012-2018... 6years+ only wat. Actually Launched on July month. Belum 6 years also 😂😂. Completed end of 2015 or early 2016.. forget liao.

My fren bought during launch below 500k after discount. She sold her bare unit come with 1 car park only for rm650k.. 1 years+ ago. Oh forget to tell you this project completion date delay.. Lagi ada extra bonus payment from developer. U think lor.

I disagree. Unsold units are big units. ALL small units were sold out fast. So design had nothing to do with the unsold units. The SELLING PRICE is! Had SDB not been greedy, they would have sold many of the big unsold units.

Can't say he is misleading. It is true that the units unsold are the bigger size ones. And it is also true that the smaller units were sold out fast last time. It was an abandoned project which given a second life.

Sdb landed in melawati also suck.

Tis project was just launched at the right time and vped at yjr wrong time.

Depend liao, sibeh many highrise nearby just VP recently. so competition also fierce. but surprisingly wotp small unit demand is good and steady. maybe the wotp facilities area is the place for many tenants to die for. drool.gif size and price plenty choice around... tenant can choose other place rent cheap cheap. actually banyak high rise around rental cheaper than wotp. but ini macam facilities standard almost you can't find one nearby to compete with wotp. thumbsup.gif

Sure boh? Why not in Cheras south? Quite a number of Datos also stay here with family ler. Of coz they all stay in big size unit lar. Most of them quite active and helpful in wotp community.

Now the Akasa by hapseng nearby Mercedes showroom looks sibeh very good ler.

Cheras South is booming don't get me wrong. What I meant was SDB product does not fit the profile of people there. It's a bit too Scandinavian, minimalist kind. Not trying to insult anybody there but they are more comfortable with Mercedes and SDB is more like Tesla (figure of speech).

I wasn't referring to property price appreciation. I was responding to the dummy who accused SDB of making a mistake of building a modern and upscale condo in Cheras. Dont twist my words.

I am not an investor as I bought the condo for own stay. So property price appreciation was not a concerned to me. As I said previously, only STUPID investors would invest in big units and expected the units to appreciate in price very fast.

Obviously you belong to that group of investors.

Manyak bungalows and landed there at lake valley also very near wotp.

Got 2 mrt stations at balakong area. Station btho (park and ride) and station Bukit Dukung.

This area quite ok lar... go Klia airport, go cyberjialat Putrajialat no need pay toll. go kl city also no need pay toll. Tak Macam Puchong almost surrounded by toll.

The really sibeh jialat pekcheck access should be Mahkota Cheras area.. pekcheck until Aeon Mahkota Cheras also can Mati tutup Kedai.

the developed property is extremely nice, if you want for own stay and ok with that area. from the investment point of view, it is nothing but junk.

there are few lelong big unit traded in super cheap price, still got unsold unit by developer, would it go below 600k, only time can tell...

I think still can geh, this condo don’t have much fancy facilities. Manyak basic. 10 fingers also can count. Tak Macam some condos more than 50 facilities.

Can get little extra payment from carpark rental, function room and a few little shoplots rental geh.

Density also consider ok geh 61 units per acre. (Not too Low). But nowaday new development Ini Macam size can easily hit 200-300 units or more per acre.

I never expect that the maintenance fee is perpetual. Someday due to inflation the fee will need to be adjusted upward.

I don’t worry much of the free shuttle service to MRT since I don’t use it. There are ways to maintain the service should handling and maintenance costs become unbearable.

If I’m not mistaken, there’s a healthy surplus of fund in our JMB the previous year.

Very reasonable. 5 stone has been maintaining it's 25¢ as well with lots of surplus. Sdb properties quite low maintenance compared with other developers

some older condos like prisma cheras with alot of greeneries and alot of facilities with significantly lower density also only 0.15 psf with healthy surplus somemore... so i think it could be manageable...

but then 0.27 is already way better than alot of new launching nowadays... haha...

It's a surprise that there are auction units for a not-so-old apartment. The owners couldn't pay the monthly installment or find any potential buyers which have led to the bank auction?

RM640k for 2116sqft seems to be the best deal. What's the selling/developer's price for the 1619sqft and 2116sqft? A friend bought the smaller unit there for investment (less than 1000sqft) about 3 or 4 years ago.

I bet those lelong units were originally bought by property speculators. I got no sympathy for them for losing their properties since their kind contributed to artificial increase of houses prices.

Newly VP project fall right into auction also got. Nothing new. Noobie investor progressive payment already not making repayment.

But for those project after 2-3 years completed still never ending in lelong such as M City and The Elements is due to rental not able to cover the loan commitment. Buy in entry price is high for M City example is launching at 1000 psf.

Some other projects like in Cyberjaya is due to hard to rent out maybe. Competition is high there especially studio unit.

- 1619sqft sold at 648k
- 2116sqft sold at 640k

A lot of buyers in sdb props r cash rich investors with holding capability. Tat's coz they r recurring buyers tat have ady made a lot from sdb previous props.
So u don't really see a lot throwing prices. Mayb just a few new buyers

Those who sold and made at early stage of property bull run are likely to pour back and more on property investment. For reasons, only 3% of adults have over us$100k net worth.

If there are many cash rich owners, they would have pickup foreclosure units at higher price.

With a few foreclosure units sold at substantial cheaper price, these prices will be reflected in subsequent valuation by reputable valuers.

Looks like nobody is interested to reveal the original developer price of the 1619 and 2116sqft units. If i have not mistaken, a friend who bought the smaller unit 3 to 4 years ago, the size is around 800sqft or slightly lower I have forgotten. The selling price was about above RM400k already if my memory did not fail. The developer selling price of the 2,100sqft should be close to RM1 million if not more.

For a rather "hot" property like this Windows on the Park which is said to have high appeal for its exclusivity, it's a surprise because most would have expected a lot of interest either from prospective owners or investors looking to earn a quick buck. Those bank auction units of new properties are mostly "not-so-hot" projects, those which have low interest. For this WOTP, not too sure if the bank auction units are mainly owned by property investors who only want to sell or rent, owners who are looking to invest, or owners who are looking for own stay but fail to pay the monthly loan. Perhaps property investors would account for the highest number of the bank auction units, if not all of them.

Exactly! WOTP the big units were aimed for own stay.

That’s why I’ve always said that it’s a dumb move of the speculators to buy big units and expected the price to increase fast.

During property bull run, almost every new launch is hot and almost everyone could obtain bank loan during that period. Like u.s subprime crisis in 2006, those overstretched borrowers are suffering and bringing down property price.

Those cash rich investors could hold on to their asking price at their whim and fancy. It doesn't take many foreclosure to pull down valuation price. A drop in valuation price could start a vicious cycle of price downfall.

The 2116sf about rm800k+ after discount.
Yup, small unit 916sf about rm450k+ After discount.

Big size manyak buy for ownstay. Small size surprisingly also manyak buy for ownstay too. A few key jmb members also from small unit ownstay. 👍👍

So it’s worthy pay little bit more n get more outdoor

the most comparable in term of landscaping would be green residence and cloud tree... so far cloud tree doing quite well in term of maintenance and also units holding on strong... din see any auction units coming out from thr... green residence already have one or two...

But how banks assessed individual applicants are left to be desired.......

Ultimately when defaulters come in , the problem is not developers side....its entirely on banks side

one level 4 units only wor... like that also feel pack ka... agree that they dont have that large space at the entrance... but generally the facilities floor provided alot of greeneries too... options to consider around this area if one is looking for good landscaping condo...

4 units per floor is very good .
The pool building too close to the boundary
The pool located st upper level
. This type of orientation like typical condo
Which have limited land for facilities

Yeah Macam Alice in wonderland. Too bad no beach here. Only big green grass field and swimming pool ada. but Neighbor new development Akasa ada beach (1st and only in Cheras south. 3rd condo beach it klangvalley after mk verse suite and leyuan). tapi big greenery landscape for Akasa Macam tak ada. I heard leyuan’s beach also seriously not cheap to mantain.

Ya, Nearest is btho Mrt station Roughly about 3km. Got park and ride. Wotp provide free private shutter van send wotp resi to btho mrt station.

Sibeh Good to see nearby SCP shoplot manyak shops open liao. Sibeh Ong, especially shoplot facing Columbia hospital manyak open. Not only Ong in c180 now the other side also Ong. Huat ahh!!!

Saw something construction going on at scp 2nd phase. Sudah Mau start build SCP 2nd phase liao?

Very soon Cheras south Jalan will joint to Gamuda jadehills Jalan. 3.1km only. About 5 minutes drive. Toll free somemore. Eaton international school also suddenly nearer liao. Huat ahh!!!

See how lor. Still within 5km mah... about 3km only. Of coz Can’t compete with those less than 1km lar. Some developement more than 5km some even about 10km or more also said very good very near. Wakakaka.

With shuttle bus actually not far. About 10mins. If Sendiri drive 5mins. Can park and ride. Simple and quite Straight forward drive.

Private shuttle can free quite long I think. Wotp last year financial report sibeh healthy. Sibeh quite manyak reserved fund.

Should be proper road. Gamuda build one. Next year complete. High chansi sure nice. Want good image to their jadehills project mah. One of the main purpose want to have better connection + nearer distance to Cheras south Columbia hospital. Road connection maybe should be Macam somewhere opposite Columbia hospital?

Many retiring go pasar , Got few japanese adult and college students take too in the morning. But mid-day1pm to 3pm and weekend (7am to 9pm) zero passenger. Kind of waste eventhough money not from my pocket. i think should scrap bangwall.gif

wakaka... ok lar manyak improvement and planing after the agm meeting. Planing to add more stopping points for wotp free shuttle bus. Macam Aeon, c180, lake valley.

Lagi Sudah approved to add cover roof for the basketball court. Very good facility upgrade for wotp. 😃

Another great Change is all car park lights change to led lights.

Also add more get together activites for wotp community

Need to see apa vehicle liao. One Standard shuttle Minimum rm5-6k pm. Roughly about 60k-72k per annum.
