And price will keep going down until there is a taker.

Sometimes bank also use trick especially cimb. List low reserve price just to attract bidders. And conduct on weekend Saturday so that more people will attend.

Sold unchallenged at reserve price. Single bidder.

What a surprise. Unit sold at reserve price just now. Only 1 person interested. Lucky new owner.

Newly VP project fall right into auction also got. Nothing new. Noobie investor progressive payment already not making repayment.

But for those project after 2-3 years completed still never ending in lelong such as M City and The Elements is due to rental not able to cover the loan commitment. Buy in entry price is high for M City example is launching at 1000 psf.

Some other projects like in Cyberjaya is due to hard to rent out maybe. Competition is high there especially studio unit.

This unit no bidder at 705k. Further price drop.
Anyway, got 4 lelong units in the market now.

Early Jul won. End of Oct settle. Can direct transfer.

Opening of the unit:

2 cheap lelong units check in.
Level 1 unit maybe can win unchallenged.
Higher level unit maybe need fight.
Just guessing.

Both units facing factory.
Title issued and perfection not done yet. But no issue here coz developer allow direct transfer to new buyer name.

Yes edited. Thanks for informing.
Initially sold at 655k but one of the bidder got connection issue not able to bid.
They complain and allowed to fight again after the end of other units auction done.

But they failed to win also in the end.
Just able to force the initial bidder to buy at a much higher price.
