Those who sold and made at early stage of property bull run are likely to pour back and more on property investment. For reasons, only 3% of adults have over us$100k net worth.

If there are many cash rich owners, they would have pickup foreclosure units at higher price.

With a few foreclosure units sold at substantial cheaper price, these prices will be reflected in subsequent valuation by reputable valuers.

During property bull run, almost every new launch is hot and almost everyone could obtain bank loan during that period. Like u.s subprime crisis in 2006, those overstretched borrowers are suffering and bringing down property price.

Those cash rich investors could hold on to their asking price at their whim and fancy. It doesn't take many foreclosure to pull down valuation price. A drop in valuation price could start a vicious cycle of price downfall.
