For me,

Eco Sanctuary: Spacious and less cramped, upmarket

TA, Rimbayu, 257: Cramped and old school

No offense taken, that's the truth. The landscape treatment is playing a major key to let people feel spacious.

From what I can see, Rimbayu is for young families and doesn't emphasize too much on the landscape treatment. Tropicana is in between Rimbayu and Eco Sanctuary.
For 257 I have no say, seldom pass by their residential area, but they have a mall nearby which is super convenient.

TA and Gamuda 257 not that bad. ES is really for upper market, with own club house but cons is higher monthly maintenance fee.

TA is a bit lower than Gamuda 257, and 257 selling point is walking distance to shopping mall, and overall 257 township is not bad, just they selling price is over price.

IJM is the one try to sell at higher price but nothing special, for their lower price project such as Penduline, Starling, Livia, because the affordable price, so still selling like a hot cake. But for subsales, their unit not actually attractive as TA have similar selling price but better landscaping and upper level feeling.

ES is the best among this 4 developer project in Canal City, but TA and 257 not that old school, and 257 also not that cramped, for IJM and TA, i agree it is quite cramped.

actually Sencilia also for young family, and price is quite affordable, just this project come with gym facilities, and high monthly maintenance fee (about RM 400 per month, and without swimming pool), so it take time to clear and also lead some buyer to get IJM swans with similar price but bigger built up + lower security fee (about RM 150 for swans due to low density)

Well the house itself surely ES beat TA/IJM flat. For similarly sized units between SEMI D (Monterey vs Cheria), ES is priced 500k premium, if its not better then it would be conjob.

However, another area where ES rises head and shoulders above TA is the aftersales. The TA management of the Strata living concept is horrendous. Just imagine, TA's Cheria is 1.5 yrs pass VP date and Tropicana management still refused to convene an AGM to setup the JMB. They insist on managing it all themselves even the maintenance fees from owners is paid directly into Tropicana's own account....

Hi all! Home seeker here, any owner/tenant in semi-D Grandezza can share their experience about the surrounding, community, security, amenities/clubhouse?

I never visited the area before but definitely will do so after travel restriction is lifted!

i am from terraza, environment is superb, so far had seen 2 cases complaining on troublesome neighbour though, that's luck i guess.
