Went to the site today. The HTC tower is not as everyone feared. Seems quite ok if your unit is further right or middle.

Looking the height from the ground til the highway, it should be below 10 floors? I guess if you live further up the noise pollution is reduced? hmm.gif

The Harmoni 2 (different project) is way much nearer to the HTC tower.

I just apply for this project. It says "Layak Diproses". I have some questions.

1. Next step is to submit all required documents before I can go for balloting?
2. When do I need to do the booking?
3.Additionally, I don't have these since I am renting. I don't have any letter or documents pointed to my current address in KL as I always send them back to my permanent address in my hometown. How ah?

Bil Air Tempat Kediaman atau dokumen lain sebagai bukti kediaman
4. Ballot first or loan first?
5. Can cancel after balloting or after loan's approval? Any penalty?

Yes. You can only go for balloting when they approve your application ie status changed to layak ditawar

2. When do I need to do the booking?
During balloting they’ll ask you to bring along the 5k deposit

3.Additionally, I don't have these since I am renting. I don't have any letter or documents pointed to my current address in KL as I always send them back to my permanent address in my hometown. How ah?
They just want proof you’re staying where you’re staying. Get the electricity and water bills of your rental unit, don’t care if the name on the bills don’t match yours

4. Ballot first or loan first?
Ballot first. Can apply for loans there. Bankers are present

5. Can cancel after balloting or after loan's approval? Any penalty?
I think within 14 days full refund of booking fee

In summary, just apply and send in your documents first.

I went to UEM showroom at Mont Kiara today and the lady told me 250 unit was taken in the ballot yesterday. Previous balloting was about 160. So about 50% gone already.

Not sure why it takes some efforts to even clear value buy like KK. It will be taking longer for PR1MA Mont Kiara with 2000 units then.

Caused owners have to fork out at least 10% of the downpayment (30k) if they are under LTV90. It's a good method to hinder flippers unlike some other private projects which only requires RM5k - 10K booking fees to secure a unit and some with no deposits at all.

It is different. Most affordable housing in Malaysia required to fork out 10% like you said, but the take up rate were definitely faster than KK so probably the cash outlays is not the key consideration for this project.

Is it? Is the ballot all in the same session in the day or there'll be multiple session?

I agree with this... And there are too much of these gov projects at one shot... Unlike last time...You take or you leave. Now you leave then pick other offers...I know many that been offered a few times in one year... Prima, rumawip, PPA1M...It is crazier than private launching.. But.... Good to us who not yet own any unit...But if gaji 2∼3k, paying instalment of a car, supporting parents, married with kids...This is still unaffordable housing..
