Because i saw my friend bought a house recently, not cheap, around 500k plus 900sf.
when we visit her house on key collecting time, the quality is so so only.
I know that this Rumawip is kind of like affordable house thing. but just worry the quality will too bad and developer might dont bother after they sold out every thing.

My main and very one concern is the traffic. I live nearby only, everyday go office and back from office using the same 1 access point which is nightmarish. Can't imagine how it'll be when there's a sudden big influx of occupants in kiara kasih.

Unless they built another access point.

uem sunrise la dei... what you worried about...? ppl dont build MK with the quality like Mah sing one la....

u can search for pandanmas 2 thread... and look at the quality of aset kayamas also... definitely on par with those 500k condo i would say....

60 feet road i guess 2 lanes per direction total 4 lanes, with landscaping and also parking boxes along the road.

probably even better than jalan kiara 1 rclxms.gif thumbup.gif

From my own research I break down to this:

Kiara Kasih vs Pantai Sentral
1. Freehold vs Leasehold
2. Slightly more expensive vs slightly cheaper
3. Need 10% down payment vs no need down payment?
4. Bad traffic as there is only 1 single access point vs less bad traffic
5. Kampung area vs kampung area AND near cemetry
6. Not near to my working place which is Sunway vs somehow nearer
7. Location not bad vs location better?

How long does it usually take for to process the documents once it's sent to RUMAWIP people?

Have applied and submitted my documents for this project but have been stuck at "Layak diprocess" for a while.

The main dealbreaker for me is the 30k upfront for Kiara Kasih. But Suria Pantai built-up size is smaller (810sf) vs Kiara Kasih (850sf)

Upfront: KK - RM30k downpayment, SP - 1k booking fee
Price PSF: KK - RM353, SP - RM340 (after rebate is lesser)
Floors: KK - 40 sty, SP - 34 sty
Mosque: KK - Yes, SP - Yes
Cemetery: KK - No, SP - Yes
Kampung: KK - Yes, SP - Yes
Highway: KK - right next to it (any concerns on dusty?), SP - not so near highway
Facilities: KK - more facilities with rooftop access, SP - basic with swimming pool
Upcoming neighbour buildings: KK - 2500 PR1MA units next door, SP - Pantai Sentral Park, Cubic Botanical..
Malls: KK - 1Mont Kiara, Publika, SP - Mid Valley

In KL where also crowded one, u won't expect it smooth until u can speeding at 80km/h.

Buy SP better don't compare already smile.gif
