-no money for renovation. Can cost RM30k for a fully furnished renovation
- Divorce, Death, accident etc etc


In many occasions, rental return is not as important as other factors

I’d like to get some opinions regarding the defaulters list policy in most condos across Malaysia.

In kiara kasih the threshold for appearing on the defaulters list was recently reduced from 3 months of outstanding maintenance fees to just 2 months. This change has resulted in many more units being listed as defaulters, which sparked a heated discussion between some owners in our WhatsApp group. Personally, I believe the MC and management have good intentions — they’re trying to improve collection efforts, and to their credit, the total outstanding amount has dropped significantly from over RM100k to below RM30k recently.

I’m just curious — in other condos, is a 2-month threshold considered reasonable? I’ve heard that some places still follow a 3-month rule. Would appreciate hearing what’s practiced elsewhere.

in my rumahwip, even 1 month outstanding maintenance fee is listed as not paying, displayed in elevators.

If you're a civil servant or from related government related segments, and you're a bumi, you can try the PPAM MLIMA Residences.

The location is nicer and have larger unit layouts.
