Hi all, i just checked the completion date of this project and it is Oct 2022.
It is longer than usual project, almost 5 years from now.
Does anyone know why?

To be exact is 4.5 years, pay more interest. Reason to let bank earn more interest. UEM usually follows everything in guideline and slopes area

but this is government project which is helping people to afford a home.
why would they allow the bank to earn more interest? cry.gif
and the interest not only for the loan period like 35 years or 20 years?

lol , this is affordable house by government force developer to do smile.gif . haha erm u help me , I help u la.

That is progressive interest , is only served paying interest only. first year u might pay very less amount like below hundred ringgit, once bank releases full amount paid to developer during construction, u will need pay exact amount as per ur monthly installment. So we hope they finish early.

I think will follow exactly, definitely there are reason why they request for 54 weeks. Usually condo just take 3 year to complete smile.gif

4.5 year is bad , but there are some reason why they request for 54 weeks to finish the construction. U need pay more progressive interest , only served as interest only. smile.gif

Newbie in property so not sure how progressive interest works...but I read somewhere it says it's better to pay full amount (full monthly payment 1k++ instead of interest only) from the first day you need to pay interest...is it true?

The calculation of progressive interest are base on the amount of money release to the developer.

Assuming the bank has release RM 30k for stage 2, and your interest is at 4.5%.

You'll have to pay [(RM 30,000 x 4.5%) / 365 ] x number of days in the month*

Depend on you and your loan flexibility, but usually very rare ppl doing that. Meaning start from now u need pay 1.3k++ per month already.

I roughly understands the basic of progressive interest. What do usually people do to reduce the impact of such interest?

I read that since it's calculated daily, by paying the extra amount 1.3k + interest from day 1 it'll help to reduce the interest down the road.

pay more principal, this one after u ballot the unit only we continue the topic as there are some ways to reduce.

Depend the bank what they offer to you , some bank write in LO interest are calculated daily , some are calculated monthly.

I submitted to Putrajaya office via PosLaju courier and got approval 12 days later. Not that long but I think I was lucky. My previous round I wasn’t lucky tho (came back to me 1 month and it was rejected).

So - UEM office not sure how long. But just sharing with you my experience with the Putrajaya office smile.gif
