Hi guys- just to check if the Jalan Kebun ( via Tropicana Aman) route towards Kesas...
how is it viable during peak hours? equally bad?

Me too, and my bro as well, 2 units. 70% only from RHB, we dont accept the offer, now waiting voucher cash refund from IJM.

That 70% rule still applies. The one under HOC where you may get 90% financing margin come with some T&C including a proof from developer there is no rebate from s&p price which is kind of impossible these days. All developers did threw in some rebates.

If you have 1mil FD in that bank, they might approve 90% margin lol.

Bank now are aware of the rebates given.

you just visit both township, and compare by yourself, i think you will get a clear picture.

If you are very concern about the freehold, then go for Elmina.
If you concern more on amenities nearby, once you visit both township you will have some idea which one better.

if you want a freehold and better amenities, and not really care about distance to cemetery, then setia alam is a better option.

Regarding to traffic jam issue, i think Elmina is better than Rimbayu and Setia Alam, but subjected to your destination during peak hour

Exactly, you have to visit both township to get a sense which suit your needs & wants better.

My personal take - Elmina good on free hold & overall environment (Elmina Garden & Elmina Valley). Not good at amenities and facilities (lack of club house, malls, international/chinese schools, lively commercial, non-halal commercial etc). Also, the current phase of DSH on Elmina Green i think the location is not really ideal, next to some kampung/industrial and far from the rest of the area (Elmina Garden & Elmina Valley).

Rimbayu - Good on commercial & amenities. Overall environment of the area (BR, ES, TA & G257) is great and livelier. Close to existing matured township (KK). Overall the area looks more affluent (only my personal view).
Not so good on leasehold, high price per sq ft even is leasehold, traffic is bad on road leading to KK/Kesas (hope it get improved with WCE but it's still long way to go), burning smells from plantation areas at the other side of SKVE.

Best of luck to your house hunting. If you have better budget or even looking for completed units can check out TA. personally like the overall environment while is not as fancy/expensive as ES

How bad is the traffic jam in Rimbayu? I heard the traffic towards BSP is bad during peak hour

Profile wise, all requested documents submitted, CCRIS part is nice as responded from banker side, hire purchase finished 2 years ago, PTPTN lump sum settled 3 years ago, 1st time home buyer. Approved 70%, and said can go to 75% if appeal. At the end we dont take it.

Can try to check Google maps in the morning peak hour, it might give you a sense of it.

my maximum budget can get G257 Ridge house or Elemen, but my wife stop me since it is a bit risky to put too much commitment in house installment.

Actually TA Arahsia subsales is the best deal in this area, worth it with the money, just the type A & B is too close to HTC. Same to Bayan. I am a bit concern because of fengshui believe.
For EW Sencillia also quite comfort with my budget, the only thing is because of some fengshui reason, so i didn't book the Sencillia. That is a bad thing when you know more about fengshui, then is hardly to make decision, if know nothing, then will book Arahsia or sencillia.

Luckily that is still many selection of subsales in Rimbayu, already have a idea which to go for, just to wait and observe the market, since gov is keep giving the offer of HOC, so what i can foresee it will suppress subsales market, it is no rush to make a decision.


I have one friend stay in Denai Alam (the old Denai Alam, not the new Denai Alam which is part of Elmina) since around 2012 ( can't really recall the date i attended his open house), and recently another friend move to Elmina, can roughly know the pros and cons)

Currently i stay in Puchong, the traffic issue is worse year to year, somemore nearby my house that is two new block of high density condo, can't imaging what will happen when the condo buyers start move in year 2022/2023, the cars will fully occupied the road shoulder, which is quite common issue for a condo in Malaysia, somemore high density condo.

morning time i not sure, never departure from that area in early morning, but what i heard you must leave this area 7am or before. I heard my friend who stay in Saujana Putra said the traffic from Rimbayu to Elite highway consider ok, the traffic from BSP to Elite is a nightmare.

I used to enter the Rimbayu/BSP from Elite at 5pm -6pm, the traffic is really terrible, but most of the car toward BSP direction and causing the jam from roundabout until entrance of toll, but it consider normal if comparing to Sunway to Puchong at the 5pm to 6pm period.

anyway, that is some planning to upgrade the road to smooth the traffic at BSP roundabout, and also with the WCE, the traffic jam will be better than Setia Alam, since Bukit Raja + Setia Alam + Eco Ardence, the population is high and that is only one entrance to enter NKVE, future they will also have an access to enter WCE, but i think it will not help too much.

Elmina still ok with current traffic condition, the normally SD will take time to develop whole township, so the increase of population should not that sharply as Setia Alam or Rimbayu area.
