This EA going to attract alot of Klang upgrader.
Especially the DSLH or landed around Rm1mil.
I understand from my Klang friends this EA will fill a void where there is a demand for G&G for Klang ppl especially on the opposite end of Klang, i.e. Ambang Botanic.

Not many projects in this part of Klang that is G&G and around Rm1mil.
The semi-d indicative price of 1.3mil will also likely means the DSLH will be around Rm1mil.
Definitely will attract upgrades if the land size and BU is reasonable.

Expecting a BBB from Klang ppl.

Yes many upgrader from klang will buy here jus like ecopark initial first few phases 50+% from klang. Klang see most premium & GnG area in the north is ecopark and ecoardence now, in the south is ambang botanic.

South Klang has a few GnG projects like laman greenville (strata), parklands, canary garden. Some FnG in bkt tinggi 2, bukit tinggi 1(behind giant) n botanic is good also.

Prices for greenville is almost the same as ecoardence hence my term, reasonably priced here but greenville location is on the other side of kesas. If working in KL, ecopark side is closer but most buyers in AB n surrounding premium areas are taukes from klang.

Expect BBB aso for the bigger unit. mega_shok.gif I say again, this is good price

I think Klang south ppl will normally still buy at Klang south. Imo, the surroundings of those G&G at the other side of Kesas e.g., Greenville, Parklands, Canary Garden, really not so good ler.....

Many ppl cannot accept this area until today. Current commercial is ZERO there and need to go bbt/botanic side. Future potential is there with gravit8, wct, ksl mall. 2 international schools in this area is one of the last missing puzzle for klang south.

ecoardence got plan for intl school? there r klang south buy in ecopark n vice versa but usually stick to ori area. Trust me, EA will attract from both ends cool2.gif

Gamuda, being the developer of AB2, seems not doing anything to improve the township for the past 3 years. Except Bukit Tinggi, the commercial there is not so cheerful as many of AB2 owners are speculator investors aiming to flip. If not, the surrounding commercial shops won't be so quite and dead. As GM 2 opening is not as good as GM 1, afraid that the current situation will not be better in the short run. LRT3 could be the only catalyst to revive the whole phase.

There are two parcels for 30x55, Impian 5 and 7. Impian 5 is the older one launched in 2004, Impian 7 is the newer launch.

660k subsale is quite likely if it is from Impian 5. The first launch was less than 250k in 2004

+1 ... This coincides with my Setia Alam friend says as well. I just don't understand how come got people made loss with purchase prior to 2013.. sweat.gif Subsale perhaps.. hmm.gif

250% gain over 12 years. Seems legit.

30 x 55 given a 10 feet garden is smaller than an ordinary DSL. Maybe price will stay stagnant there already due to many incoming new launches here in setia alam.
