I understand from my Klang friends this EA will fill a void where there is a demand for G&G for Klang ppl especially on the opposite end of Klang, i.e. Ambang Botanic.
Not many projects in this part of Klang that is G&G and around Rm1mil.
The semi-d indicative price of 1.3mil will also likely means the DSLH will be around Rm1mil.
Definitely will attract upgrades if the land size and BU is reasonable.

Yes many upgrader from klang will buy here jus like ecopark initial first few phases 50+% from klang. Klang see most premium & GnG area in the north is ecopark and ecoardence now, in the south is ambang botanic.
South Klang has a few GnG projects like laman greenville (strata), parklands, canary garden. Some FnG in bkt tinggi 2, bukit tinggi 1(behind giant) n botanic is good also.
Prices for greenville is almost the same as ecoardence hence my term, reasonably priced here but greenville location is on the other side of kesas. If working in KL, ecopark side is closer but most buyers in AB n surrounding premium areas are taukes from klang.
Expect BBB aso for the bigger unit.
