Xeon + C232 Chipset motherboard will cost more than I7 + B150 Mobo

Just want to update my planned build again.  Appreciate some feedback since I'm not sure if I'm doing it wrong:

Proc: E3-1230v5
HSF: CM 212x
Mobo: Gigabyte GA-H170-D3HP
RAM kit: HyperX Fury 2666Mhz (8GBx2)
GPU: ZOTAC GTX 970 Ref 4GB
SSD: CRUCIAL MX200
HDD: WD Caviar Blue 3TB

Planning this rig for VR.

You cannot use Skylake Xeon CPU on H170 consumer grade mobo, you need C232 WS mobo for it.

And for RAM, you can just get 2133MHz RAM because only Z170 mobo can support > 2133MHz RAM.

You can swap the HDD to Seagate Barracuda instead of WD Blue because the speed (RPM) of WD Blue is just 5400, slower than Seagate's 7200.

Can use the extra budget on another stick of RAM for RM148 if you wish to, or get a better monitor/keyboard&mouse.

for this build. is it ok to take the cpu to amd ? so more money can be used for something else ?

Not a good idea. Intel's single core performance is much better than what AMD can offer at the moment at least till Zen comes. If you want to save some money then get the i5 non K version.

Ouh. Then how about last gen ? I7 4770k/4790k.
And go for used parts to cut costs here and there and topup on gpu or something else ?

WTA what are the differences between Reference OEM GPU and Aftermarkte GPU, what are the pros and cons ?

[Budget] max 2.5k

[Purpose] office work and gaming

[Hardwares that will be re-use] non

[Monitor resolution] 1080p

[Games & softwares that use frequently] dota 2, csgo, no need Windows (got oredy)

Reference card:
1. Cheaper
2. Blower type cooler, suitable for SFF build or SLI/CF setup
3. Runs hotter than non-reference card

Non-reference card:
1. More expensive
2. Unique card design and cooling solution
3. The appearance is more attractive

One problem with this build is the Core i5-6400.

Unlike the 4th generation Core i5 where even the 4460 has a base clock of some 3.2Ghz, the i5-6400 has a base clock of only 2.7Ghz

Even the lowly Core i3-6100 has a base clock of 3.7Ghz so in that sense I'd rather put my money on the Core i3-6100 than the Core i5-6400.
