Park 2 got bridge connecting to the mall, a bridge connecting to the park and abundance of shops + offices in between the residences and the mall.

You've got everything there, entertainment/shopping/shops just within your vicinity (not to mention the shops within your own residence and park residences). You've also got a golf course if you fancy golf.

You have a kindergarten, a primary and secondary school within less than 500 meters, you have a BIG PUBLIC PARK which will never go away in front of your residence, LRT within less than 2km if you REALLY need to use the train.

A medical university nearby not to mention a hospital and international school coming up.

Bukit Jalil park not too near and not too far if there are any events or concert held there.

No TnB, no manufacturing and you can't say your residence appeal is bad when infront of you is a well maintain park and behind of you is a brand new mall and beside you are brand new residences and shops.

to be fair... all these rely alot on future factors which in current climate doesn't bodes well with it... whether it will succeed if given 5 or maybe 10 years is another matter to be discuss... there are places that have all the shops, offices and mall they want and still failed miserably... if this is BB then it makes more sense... in the end what investors wanna see is how self sustainable it can be given the premium prices paid for a non CBD location....

As an outsider's POV. When talk about bukit jalil, the first thing that come across my mind is stadium, be it for sports or concert. I only go there for concert/football match. In my opinion, its more to residential area, cause I can see many high rise residences completed and undercon. For the pavilion, it might attract BJ and surrounding ppl such a kinrara. Other than that, what makes you think people want to go to Pavilion BJ instead of BB. If you talk about shoplots, entertainment, Pavilion BB could serve better plus, Pavi BB got MRT, free GOKL bus.

btw, I did consider park 2 previously when ppl compare about it with the one im looking at.

This is a forum where ppl voice out their opinions, no need to butthurt. Either you think about it or just wait lor.

sunway and MV focus on bringing up their commercials first before coming out with abundance of residential blocks.... but BJ seems like taking the terbalik way.... built damn alot of high density condos which some of it VP for sometime already and still haven't filled up more than 50%... and normally mall will heavily try to advertise the anchor tenant and major tenants that they have but pavilion 2 also did the terbalik way....

The thing is, you have to know malls attract people not people attract malls.

The anchor tenants and what the mall has to offer are what attracts people NOT location. Just look at Jaya Shopping center, it is in the middle of section 13, one of the most strategic place with heavy traffic but despite that the mall is very very quiet. That is because they do not have the proper tenant to attract people and there is no reason for people to go there. Same goes for Subang Parade but Subang Parade traffic has increased in the recent years thanks to the movie theater and also other additions.

Now Sunway velocity become place for Cheras people to spend leisure time

If you want to be prosperous in an area u need to have something that other areas dont have.

What you mention here is common things....condo service apartments landed mall zome retaild some offices a park and etc...it only serves local and neigbourhood areas.

Stop talking bj is going to be the next big thing bcos its not and it will never be. Lrt 2 kms away....wonder how ppl is going to go pav despite apa link brdige and park.

Sunway got prosperious bcos of water park mall hotel college or university.

What as pav got beside the usual retail therapy? Retails shops?? What special shops are there? Offices...which international conpanies are they?

Might as well move to bangsar south at least i got mall lrt link bridge to mall, offices, alibaba n etc.....

Just for yr info jaya shopping mall was one of THE two places for people to hang out, like asia jaya ....for whole pj. Despite what you talk abt subang parade, its still almost fully occupied compared to the newer malls.

Unfortunately they cant turn their fortune around bcos many malls have opened up..these days ....

We already saturated w malls...add another nall wont make any impact be it pavillion brand suria brand or mid valley brand.

I've argued that Park 2 is better than Lot 15 overall few months ago but you can't seem to actually challenge my points but the only thing you've said is because it is Subang and Subang is better than BJ. Care to refute my points said earlier and actually challenge why you think Lot 15 is better than the points I gave few posts earlier? SA mentioned that Lot 15 is the last piece of land for service apartment in ss16/1 (within the TOD area) so it is unique in a way and based on Sime's original plan, it is indeed the last piece of land used for service apartment while the rest within SS16/1 (TOD area) will be either soho/office or a mall.
