I don't mind a good argument but beanboy there never gave one.

It's the same thing that happened to me last time and it happened again.

The last time I argued with him on another project he responded "you don't understand one la" and those sort of avoiding questions but yet insisting on his point.

IT HAPPENED AGAIN... the last time I said he doesn't contribute anything but just mindless posts, I guess he never change... why he bother to even start a debate when he is not actually presenting any points I don't know. Perhaps he just wants to start a fight or he just wants to up his stars (I can't believe I am saying this shit again after half a year avoiding that schmuck)

I did a critical population study for BJ and I can tell you that is a fallacy.
Pav 2 will nevertheless be a new landmark for BJ, but I think people are expecting way too much and putting in too high a valuation for it.

But I have my bias, never thought BJ deserves the out-of-proportion promotion.

property is a zero sum game; investor/buyer and developer are on different side of the same coin; what is good for developer may not be true for buyer/investor; developer get the first bite of cherry and whatever is left behind is for buyer/investor.

During last property bull run, some advocated to follow tan sri of ew and ms, and see what happen to many of them now? pavilion may be prominent and successful at bb, doesn't mean it's name is a sure win e.g da men mall at usj.

if you dont have crystal ball, please dont make assumption that park 2 will bring you great fortune. all these feel good factors are only on papers or on your mind, they have not been realised yet.

wait til your park 2 can flip for over 30% gross gain, or your rental can cover your real interest cost, then you will have the last say "i told you so'. until then, please dont call non investors stupid, sour grapes and butthurt, it only shows how swallow your mentality is.

Do consider also that IOI city mall is very near to puchong plus on the weekend I can say is FULL with ppl. IOI city mall phase 2 is coming soon. Maybe can ask the service residence beside ioi city mall investors how they are doing there. When phase 2 is completed, the residence there will be closer to the mall also. What can pavilion BJ offer that other mall don't have? If the tenants is not like pavilion BB then bye bye lor. If the tenants is like that also, who in BJ will go there to shop? I guess that kind of ppl prefer in BB/KLCC area.

The resident at ioi city mall is of course nearer to ioi city mall lo

General speaking , bukit Jalil is still nearer for puchong folks compare to Putrajaya ioi

Now ioi city is full because of puchong people
Wait until pavilion bj open then it will be another game changer

The different between pavilion bj and ioi city is so obvious
The branding
The management team

Just look at pavilion BB decoration each year during Christmas and cny
All this is also pull factor


We don't have much information yet on pavilion bj
The tenant list, the interior design

So just wait and see until everything is completed and see whether this is a fail fail project or wow project

when Pav BJ opens, Puchong nangs wont go to IOI mall anymore.....this mall will serve Putrajaya and part of kajang nangs only...….

same with OKR nangs wont go mid valley anymore

and Putra Heights USJ nangs also boh hiew apa oldies subang parade anymore.....

all will be gathered at Pav BJ already, the center of klang valley. desmond got smart vision de......

actually whoa....for pav bb, everything is priced beyond me.....even eateries also.....and the food court is puke.gif

but that just me bcos I am stupid and sour grape.

only 900-1000 per square feet can stay pavillion up stair high class apartment direct link bridge, i can say comfirm capital gain, when your old condo and your parents stay at bukit jalil when you can find more money u sure buy one for own stay....
