from investment point of view totally not making sense.... either rental or subsales so competitive.... and the pricing for own stay... so steep.... really so many rich ppl willing to stay in a pigeon hole for the sake of malls and convenience just below you? yea.... how much confident left for the potential buyers are the main concern here.... crazy density in bukit jalil now... traffic also an issue once all the condos completed.....

yeah... frankly speaking there are a lot of other options with larger sizes... haha.... any bukit jalil investors willing to share why you all vested in this area even if it is high density, high pricing, highly traffic congestion, highly reliance on the success of the new mall.... tongue.gif tongue.gif

Park 2 got bridge connecting to the mall, a bridge connecting to the park and abundance of shops + offices in between the residences and the mall.

You've got everything there, entertainment/shopping/shops just within your vicinity (not to mention the shops within your own residence and park residences). You've also got a golf course if you fancy golf.

You have a kindergarten, a primary and secondary school within less than 500 meters, you have a BIG PUBLIC PARK which will never go away in front of your residence, LRT within less than 2km if you REALLY need to use the train.

A medical university nearby not to mention a hospital and international school coming up.

Bukit Jalil park not too near and not too far if there are any events or concert held there.

No TnB, no manufacturing and you can't say your residence appeal is bad when infront of you is a well maintain park and behind of you is a brand new mall and beside you are brand new residences and shops.
What's your excuse now?

to be fair... all these rely alot on future factors which in current climate doesn't bodes well with it... whether it will succeed if given 5 or maybe 10 years is another matter to be discuss... there are places that have all the shops, offices and mall they want and still failed miserably... if this is BB then it makes more sense... in the end what investors wanna see is how self sustainable it can be given the premium prices paid for a non CBD location....

sunway and MV focus on bringing up their commercials first before coming out with abundance of residential blocks.... but BJ seems like taking the terbalik way.... built damn alot of high density condos which some of it VP for sometime already and still haven't filled up more than 50%... and normally mall will heavily try to advertise the anchor tenant and major tenants that they have but pavilion 2 also did the terbalik way....

Based on Singapore corporate experience, being part of REIT there will be quality control and the power to pull international tenants especially from the REIT’s portfolio namely Pavilion KL. This is a very bad news for the Bukit Jalil property market.

The feasibility of the mall does not look as good as thought simply due to the short of population mass.

aiyo... all talk byk byk... argue byk byk.... the problem is even anchor tenant or major tenants also didn't announce openly is a sign to how well pavillion BJ can go... even Da Men before opening also try to put one some of their major tenants listing to attract crowd... ini Pavillion BJ totally silent on this end... after con so many high-end residential come in and now no more hype already.... WCT let the paradigm mall BJ land empty for so long also another sign of tough times to come...

Not saying Lot 15 is the luxury level of pavilion residence or setia sky...

In terms of your everyday service apartment... the ones that doesn't go beyond RM1k PSF type...

Lot 15 takes the cake for the most practical luxury.

Think about it.... it is one of the few projects with lesser than 400 units and half of that amount is studio units.... this means that the density would be extremely low... unlike Park 2 where 700+ units share 1 level of facility. On top of that the park 2 are all big units with the majority more than 2+1 bedrooms. I hardly call that a place you want to "live".

Then there is those non practical argument... like TNB substation etc.... if you are pantang... then can't help it lo but there is no practical effect apart from some people feeling pantang about it..

Elevated highway...  you do know the distance between lebuhraya bukit jalil and the park 2 right? Anyhow.... it is miles apart to me for both park 2 and lot 15 to consider about "highway" issues....

Again... unless you get something like the setia sky residence .... on a hilltop... you have to forgo impractical believes if you want to make practical living happen...

You can't win them all but you can at least do away impractical negatives..

the malls there i wont say its close to ICU.... but with the hype surrounding pavillion BJ... i doubt it will become what everyone thought it will be... hopefully the mall will prove me wrong...

i think population is there plus the surrounding towns... but then... options for better malls are there... like MV not exactly too far away and sunway also... there are not enough office crowds there to survive for weekdays biz... thats my feeling... like one utama, MV, pavillion BB... they all flying due to the self sustainable locations with enough offices + home populations.... unless pavillion BJ position themselves as normal neighborhood mall... then the hype and expectation would not be so high...
