5 years free maintenance can exchange one more car park? got go many space or not, later double level for carpark loh. I think it's not about the cost of maintenance but space and level limit lah.

Actually the demand is there. Many people need a home to setup own family rather than keep staying with parents. I need to stress again "Demand is there" BUT cannot afford.

Why they cannot afford? Most of Msian budget is in CAR! Sad but true and the car sale person very successful brain washed majority using 1/3 of salary to buy car. Also, young generation of ppls focus in enjoying life, good life style as in food and entertainment. Buying house seem is the last priority and many not even want to own it. So, this happened and seem like supply > demand a lot in the market!

Now a day, most places in 1 area easily > 10k units. Usually ppls will see it many units because for example 5k units under 1 developer. If there are 5 developers each build said 1k units all side by side, then ppls no mention a lot of units.

I think we need to see the density of that area rather than total units of 1 project, we need to see the land size. For example OUG Parklane 4k units on 33 arches land. many projects 4-5 arches build 800-1k units, no see ppls said a lot. and around there many different developers there. biggrin.gif

Try to see setapak area, Bukit Jalil, Jalan pipit at puchong..........

At the end of the day there are worst than akisama lah. u bising2 thats the truth. As you say there are high demands for affordable housing in malaysia. They are still affordable, easy location and still reliable.

yeah, rather to have 1-2% more discount or car park space. Or improve on the product, always there's a bad workmanship...
maybe can attract more ppl to buy

I think is more towards the benefit to the developer ! as under "new strata law for condo / high rise", developer Must also pay maintenance fees for any unsold units to JMC!
- the same time when every new unit owners start paying for maintenance fees !

50 unsold units out of 6000 at the end of 5yrs?????? devil.gif

under the new strata title act, developers are required to pay for the maintenance fee of unsold units. Doesn't matter if its free but JMB still need to be formed.

You should see the smallest unit size in Shamelin Star. They're able to fit in 2+1 rooms in a 774sf unit. laugh.gif

The info from the developer side is more accurate compared to the banner. Best is to pay a visit to the sales gallery and pick one of their units to get a more accurate price.

Dunno about 50 unsold units but last week , i check their showroom and their sales that weekend went up 50percent. Lol .

Maybe people got cautious about other developers kena probe by MACC and no other better choices then buy here Razak City.

Agreed with your statement, doesnt matter if its free but JMB still need to be formed. Whether free or not, developer need bear the cost of 5 years maintenance fees unless form MC then residents kick the developer out.

with less land in prime area..the price remain almost the same but they reduce the size..next time buy a tree and build house from there better hahaha

Want cheap want good location want luxury but can’t afford, how?. can pay premium go buy bukit jalil lo.. enuf said
