Hi! I resident also a RA member of BSC.
If you are not sure which developer looking for BSC, Hillpark or etc.....
Here is some of true fact of BSC after 2-3 years handover occupie rate:
Hibiscus (18x65 2-sty terrance) 90%
Bromelia (22x75 2-sty terrance) 72%
Duranta (24x75 2-sty terrance) 75%
Oleander (24x75 2-sty superlink) 71%
Areca (22x75 2-sty terrance) 64%
Banyan I (Semi-D) 31%
Population in building up. More and more shop already start open here.

Hello, looking into buying a Duranta unit in BSC. Anyone know the property value of the are for intermediate unit? I see prices range from 570k to 600k.

yeah.. if klk dont mind to change atleast the perimeter fencing between bsc and the empty land.. that will boost up the value of the township itself. imagine.. the whole perimeter of Bandar Seri Coalfields have anti climb fencing.. I can see now the retention pond in front of Banyan 1 have the anti climb fencing all round and i dont have any idea for what purpose. U put fence at public area but u leave the township to the intruder by leaving it no fencing.. Funny thinking...haha

Now the intruder easily get in from the ladang kelapa sawit there. panjat saja.. No need to cut.. No point having a security also.. Thief just need to panjat the green fencing..

And KLK also didnt upgrade the perimeter drainage.. last time heavy rain cause BSC to flood. the retention pond also full. The water from small stream just besides the BSC full and the water come in... i dont know how MDKS and KLK allowed this. Its so obvious.

Plus, the open burning from next empty land.. whoa.. everyday also smoke.. u wake up.. u tot its morning mist.. take a deep breath.. whoaa... smoke.... hahahha...


In planning.. BSC look perfect for a dream house.. in reality.. i dont know how to say.. so sad to look this happen..

the open burning is irritating but unfortunately KLK can't control that as that land is opp the BSC main entrance and belongs to someone else.

Eco world also problem with semenyih oledi. Eco world may defer entering. Another point to consider. I think best bet now still elmina if buyers looking at that area.

i'm just worried about the unsold stocks in semenyih. Also the project in penang. This will put pressure on them especially in this economic climate.

I may be wrong but i think those of you buying a house should consider and weigh seriously whether the property is right for you. I also looked at all these properties for the past few months and i think elmina is the choice at the moment if looking for new property because the masterplan is good. (to me at least). my main priority is what type of neighborhood will likely be developed.

i'm not promoting and it has to be said that after all my consideration, i bought a subsale property after searching for a few months.😊

If you talk about masterplan, I would say BSC have a pretty good one too. If your main priority is what type of neighbourhood that will likely be developed, I am more concerned about the present surrounding neighbourhood. Just like you, I'm not promoting too. I did look at Elmina but changed my mind after Googling and realising that Persiaran Atmosfera that connects Elmina to the GCE also connects the industrial area of Mutiara Subang and the huge, mind-boggling Sungai Buloh industrial area. Mind you, my wife works there, so shouldn't I prioritise Elmina? No, because I dread to to think of the number of trailers, lorries and cars using Persiaran Atmosfera as a gateway to the GCE thus avoiding the oft congested Jalan Sungai Buloh.

You invested in Elmina and I in BSC so I don't expect others to think that we won't be bias in our comments. To each his own. Therefore I won't be posting my comments in any Elmina forum. Cheers!

No.......i did not invest in elmina. In the end bought subsale in cheras after finding a good deal. 😊

That's why i said not promoting. But just put my 2 sen in becoz i understand the entry cost of buying sub-sale without rebates, free legal, mot and all that sort of expense.

Are u referring to the sub sale in BSC or the house u buy in cheras? BSC got new launch also with rebates & etc. The price is about the same as Elmina but with a larger built up and gated.

bought subsale in cheras . did not buy elmina.

need 10%, legal fee for spa and loan , mot and stamp duty. high entry cost... wacko.gif

EW dem smart one, they will open up a few rows for sale at a time, they dont open up the entire phase for sale one, just in case cannot sell, they dont have to continue to build the unsold stock within that phase
