I was quoted almost 800k before rebate for type b in Jardin.
I was looking at Jardin and elmina ilham Rm912k (before rebates) fOr almost same sf, intermediate unit.
After rebate both projects cost +-700k.
I was contemplating to get duranta corner unit for 600k before nego which allow me to splurge on Reno.
What do you think ?
If I do get Jardin, would love to share referral fee..
I've never been to that area before. Any tips appreciated.

I already pay Booking fee of Jardin on July2021 and Bank loan also approved but till now no sign up yet SAP due to FMCO and show house review ....

This place ticks a few boxes for me, which is freehold and individual title.

For this township, is it self sufficient or needs to constantly travel for proper meals and leisure activities?

Where is the nearest city from this area?

It’s a relatively new township. I wouldn’t say it’s self sufficient yet but accessibility and amenities have been constantly improving with the influx of developers into the area over the past few years. There’s a small neighbourhood mall called the KIP Mall, a Jaya Grocer and a new commercial area in Eco Grandeur (5km away). There have been talks of an Aeon Mall within the township but it may have been delayed by Covid. Nearest townships are Sg Buloh/Rahman Putra, Puncak Alam, Setia Alam (via new access), Rawang, Kota Damansara, Subang…depends which highway or access road you take.

I also looked at ilham and also EG4, then went for Jardin. Overall just liked Jardin more. Setled my SPA quite a few weeks back. Can help on referral if required. In my view best to drive around and get a feel.

this Jardin location seems like more further inside toward the end of the BSD...

Ilham's a small size/dimension house with abundant units (~5++) in a small area until it looks too cramped 🥱...yet its the most expensive choice in your list. Choose wisely 😆
