Not sure, it depends if there’s mall coming in just like Ecoworld. Once a mall/supermarket arrives, all shops are filled

Bro..quite suprised you seems unaware of the current situation due to the pandemic😅. Now many investors are unwilling/postponed plan to start a business due to the pandemic/MCO. Even a lot of shops were closed down during the MCO because of sales dropped, etc. Now we are in the recovery plan, the investors might be willing to get going again. But don't expect it to be at a fast pace..everywhere will be the same because of the pandemic.

Usually people who plans to move into a new township already had their mindset ready with this kind of development phases. If you think you're not ready, better search at an older/matured township around PJ, Subang Jaya, Kota Dsara, etc but be ready to pay higher property price.

Commercial parts in BSC is indeed quite slow-moving but at least they can share amenities from nearby areas since it is surrounded by other township developed by big developers such as Eco, LBS, IJM, Glomac, Sime Darby, etc. All are just 10 minutes away. Better than the lonely Gamuda Gardens township 😅. Most importantly, ask yourself what is your main priority/criteria in searching a new property..you can't get all of the good things readily in a new township..

If that is your priority in finding a property, basically all new township within this areas and newly developed township need to be cross out 🤣. Maybe the closest within this area that might meet your criteria are Rahman Putra, Sierramas or even Setia Alam. Else, better search at central KL/PJ areas rather than the northern or southern part of the city centre ✌️

depends which type of housing you are into. RM800+k for Jardins 25x75 2 story terraces to Walden single storey bungalow 60x100 from RM1.7M

I saw some semi d in banyan 1, is this part of the same projects? Any current owner can recommend hows living there?

High area is better, less risk of flooding. When I mentioned hilly wasn’t referring to those located at mountains but slightly higher ground comparing to Elmina.
Yes, it was 20k last year to book a SemiD in Elmina and Hampton BSC was 10k.
I was informed they have 30 years development plan, as you might have noticed that have massive lands.

Phase 4B is the Hampton Residences and already completed. Now construction phase for Jardin and Walden. Some info on the township's commercial and amenities planning 👇. 30yrs is too long to wait.. Ownstay, i would preder amenities available now or at least within 1-2yrs.. To invest, maybe okay?

Thanks for the info aidil.
Definitely would like to see construction phase go beyond planning to actual township especially for public schools and local shopping mall.

Just why I want selected BSC Jarding Residence no Elmina due to well quality developer but not gated and guarded development .... See below this answer by Elmina green five just let your to settle by your own after house hand over ....

Just to clarify a bit. Yes RA has to be formed first in Elmina before SDP built the permenant guardhouse because of MBSA requirements. Usually in first 2 years, they will give temporary guardhouse only with first year security fee usually free. So far no Elmina phases has no guardhouse. Sample of guardhouse built as below.
