Like many other individual title G&G dev in SA

1) a proven record ie Damai, Duta Villa & SEP developer's built-to-inherit G&G precinct in lieu of stratified.
2) most importantly, its the 'like minded' of buyers/ own-stayers that want the G&G cummunity. A lower count who cheap out on monthly maintenance fee.

So, i believe those are the buyers/ own stay who are buying into mustika.

I think there are some reasons hot cake like this:

Peoples buying house at Setia Alam is not just buying a house but buying a whole dynamic township:
conveniences for all kind of business activities, variety social vibes, pleasant township infrastructures, houses surrounding by greeneries, gardens, and natural elements.

Not to mention the Master Plan of Setia Alam only utilize 45% for the housings & buildings, the rest of 55% are infrastructures, greeneries and public parks.

Newly launch houses come with modern design, practical layout, package with solar panel (not the previous solar system only for heater) and Air Management System.

What is lacking is the commercial participations and set up. Job creations, as in live and work here cummunity.

Hope more corporates can fill up the commercial plots there. Ample of commercial land vacant at its purportedly business district center.

in kl also lot of vacant space...dont think setia alam can fullfill more of it

Well too bad for commerce side, our nation economic locomotive is not phewwing enough steam and is not going anywhere.

Do you guys aware, Setia Alaman approximate 300 acres land there previously planned to build another housing area dy converted to industrial land and partial become commercial hubs?
Perhaps this is good sense as what you talk about the commercial participations?

If you go to any private hospital nowadays, it is crowded like.pasar malam. Build a few more also it will be flooded with people. The Columbia Asia is also full everyday. Soon they will extend another wing, surely.

Its also fitted the drs student as well. Now a day government not more hire permenant drs at public hospital, majority of them are contract's basic. So the more and more Drs student was graduated and need of internship space, so building more hospital and clinic is not hurt. And now a day, majority of people have buying insurance to coverage their threatment so the business minded people saw the opportunity there.

And the most important, japan release the water into the sea. foresee the cancel cases in feature will be boom as well. So there are a lot of business opportunity at medical field.

Japan release aside. Healthcare business already booming with our lifestyle illness.

Yes and no doubt, healthcare will erode ones wealth if not careful

Because they see business opportunities in Setia Alam. Healthcare business is booming now. Nobody will imagine a big optical hospital/center in Setia Alam also rite..

Inflation, materials and labor are keeping cost up in one-way, linked house over 1 mil at prime location nowadays is norm. Even many of non-prime areas also easily hit up to 800k and above, such as Teluk Penglima Garang, Kuang, Semenyih, Dengkil.

FYI, teluk panglima garang resident say their is a prime area.

Teluk panglima garang is for outsider call it's by viewing the address and postcode.

Shah alam is also very big, as big from upper part below sungai buloh until lower part upper from telok panglima garang.

The high-class area is at new development area, but if the teluk panglima garang main town, yeah maybe it's different story.
