My regular Indonesian renovation guy said need to open up and see. He stays in Indah 10 and can check if you want to. But most these gutter are custom made using metal sheet in order to fit that tiny area and it is prone to rust over time. Best is to replace the gutter and water proof the gutter itself. Here in Damai 15, there are similar design but the gutter is at the edge. We did waterproofing on the gutter and that seems to hold up longer. The screws on the roof is also another source of water leak. Usually they would put bitumen and paint a layer of water proofing before 1-2 of layer of paint prolong the life span.

The 50 odd units of phase 3A Musika sold out in one day. although above 1m. got ppl queue for days.

Had you considered the latest last phase of landed house in Setia Alam (by SP Setia), Musika? 1M budget you can own it, but not sure you manage to book or not because heard hot sales. (There will be upcoming phase 3B and last phase 4 soon.)
Not sure 1M can get landed house or not nowadays at Desa Park City (I guess not) - but it's alright you said condo. However, landed and condo are apple to orange, different segment.

Mustika series is last parcel of resi landed dev land by SP in SA

Most importantly, its this side of the expressway (not pkns side)

Why is that side better lol. The PKNS side is way easier to exit Setia Alam with both dash and nkve.

Exit is more important especially in place like Setia Alam with the traffic jam when going to work

as understand SP Setia still holding a lot of land at that area.
and currently the Setia Eco Park is only about 50% developed/sold

SEP is different entity. This entity SP Setia is with GE (formerly OAC) and EPF. Yes you are right about 40%, they have 9-10 more phases of undevelop land out of the 3 main precincts.
The Heron 2 being the last launched. Arundina is somehow an extension on the north side.

Thats the mindset of people that think pkns side is lower class a bit even it’s nearer to dash, easier exit to nkve and nearer to scm. Well, everyone have right to perceive whatever they want.

Subsales from 600k up to 800k is all over setia alam. But new proj has newer design, bigger land, bigger built up, easier entry and musika phase 3 is fully extended. No need spend on rear extension that will crack.

SP and SEP is different?


Anyway- well- PKNS is nearer to DASH and easier access to highway
also nearer to forest reserve which is a plus point as well.
