And now a day, majority of people have buying insurance to coverage their threatment so the business minded people saw the opportunity there.
And the most important, japan release the water into the sea. foresee the cancel cases in feature will be boom as well. So there are a lot of business opportunity at medical field.

Teluk panglima garang is for outsider call it's by viewing the address and postcode.
Shah alam is also very big, as big from upper part below sungai buloh until lower part upper from telok panglima garang.
The high-class area is at new development area, but if the teluk panglima garang main town, yeah maybe it's different story.

not sure how the finalized product will coming out, but i believe it may not dissapointed you if you want shop lot instead of service apartment.
Normally service apartment below will have shop lot, either it open to public (have shop detail unit facing to outside) or mostly for inner supplier (non facing to outside, mostly like bila-bila mart, small mart).
The very good example, Pavilion residence is a typical below is shopping mall, upper is residence, or for klang area example i-city, below is details shoplot, upper is residence. This all kind of product is under commercial land, and logically shoplot built under the service apartment,
So i you wish to have more commercial activity and shop lot on top of your mentioned piece of land, i believe it may not dissapointed you
