if u check the selangorku website, they also mention setia alam as bukit raja, i also dunno why

bcoz Setia is under mukim bukit raja
major part of mukim BR is under Klang district & some part is under shah alam.
only local authorities is under mbsa

Hi guys, am looking at Setia Taipan area. Is it better to buy sub-sale (Adina, Careya) or the new launch bywater homes?

Sub-sale is cheaper but how much would lawyer fees range?

What is the estimate amount for renovation for a bare unit like these?

Actually reverse. BR by itself a mukim under Petaling District. Part of it however under MPK admin.

Better to buy subsale in Indah or Damai area. Setia Taipan road esp traffic light from main road is a killer and it's nearer to the cemetary at the back.

Renoworks bare unit based on min works should be around 80-100k depending what you want to do exactly.

for your own stay, just look at whether it fits your needs and your budget or not.. appreciation this subjective topic, no one can tell you, however setia alam north has been undergoing tremendous development over the years, but problem is how many afford your 'appreciated' price unit is another matter in the future.. unless you say our income rise higher than inflation rate every year

This launch will b about 10min from DASH Highway

Just dun put high hope on DASH. Better go and see yourselves before hoot. The connection between DASH and setia alam is not straight forward. Need to pass through some housing area.

Yes, the location is okok, but better if you get the opposite side the house have been completed and land looks higher not so flood prone

I've done a bit of research yesterday. The way to dash is a windy road and it is about 7km passing through the RSKU housings

I think it is worth looking into subsale at the "older" part of Setia Alam. I see good environment and maturity at Impian, Indah and Damai area.
If financial situation permits (higher upfront capital needed), I would suggest you look into those areas instead of getting the new one from developer. You have good options with 700K budget.

Wwow.... Great input....Thanks. But if u work in Setia alam, this is nice place to stay. U can get everything here. But the good township spoilt by those irresponsible developer who keep building but reluctant to invest on the exit points.

May I know anyone in Setia permai can smell the smoke from factories? Wondering bywater have the same problem?i am thinking to buy the bywater house but actually I can smell the acidic smell at Macdonald taipan last time.

in Malaysia wat is illegal can be legal for big shots. .

don't buy house is a heavy debt if you jobless with family and with the bad air pollution just a prison .
btw i am decora owner regret buy as so much repairs under warranty still chasing replace my rusty door frames in all bathroom for 2 years.

Yaya, my concern is the factories air pollution. That is heavy industry leh. I think will not consider bywater. The price not cheap as well.
