Well! Both SA & KK got their cons & pros. I actually have been eyeing IJM Scarlet last year. When there 7-8 times...First 3 times was great...but later find getting it too far from the KESAS...and have to take 3 big roundabout...Then i give up KK! and also as all the 3 developer (IJM, Rimbayu Eco World) project all leasehold and worry on the low land issue (flood later). Paying that amount of money for leasehold property i found it too expensive. Example Rimbayu cluster Semi D Periwinkle RM 950++ leasehold compare to Setia Alam cluster Semi D Montana RM 1.2m (include MOT and etc) Both different are not far away. And on Tropicana Aman (TA) the developer use sand brick for the whole project.
Hence, looking into the above matter, i decided to focus on Setia Alam as SA quality and freehold....Now either with for the 4th launch or try the SA Montana. My wife are keen on Montana, but we worry on taking SO HUGE loan on this current economy situation.
One plus point on Setia Percinct 11, is the wetland....Quite big and good..for joggin and cycle..hahaha

Boss if for own stay or holding power is there, any time is a good time to buy. But dont buy liao have to makan roti la. U should have consider g&g ES as ur budget is already 950k. But in fact it is LH, u have your point, there are still some majority prefer freehold over leasehold.

Link semi-d, 34x75, 1.2++ mil. U want or not?

If u don't want to stress ur financial too much, feel it shall suit u well. I suspect the price will not increase much from Fusca too, say abt 10-15k? Location is the best among all the other link houses launched in P11, i.e., near wetland park and recreation park at the north side.
