Setia Alam - Well planned township with strong commercial activity in pipleline (Setia City)
Bdr Rimbayu - Similar concept to the already success Setia Alam Township, probably with less commercial activities?

Stia alam location ×10 btr than canal city..all d hype thr cn be seen with low low subsale prices upon vp.. expect more to come if u choose to buy thr n travel to kl fr work..

I also surveyed KK. just my 2cents
i think:
1) SA got chinese primary skul?
2) SA got setia city mall?
3) KK a bit pricey?
4) KK is a bit new and deep inside and u'd no know wat happen along those area near the road. At least SA is surround by highway.

actually i like bukit rimau, near KK

Hi! Thank very much for the information. One of my main concern also on KK is the traffic flow. As for now either in the morning or evening, heavy jam at the main entrance road to KK and also at the Bukit Rimau. When all the 3 developers (IJM, Rimabayu & Eco World) house completed...it will be nightmare...struck in the traffic to get into so call dream home.

I miss out all the 3 launch at Setia - Caffra, Crista & Fusca.....but the last one Edulis look great.

But at Setia Percinct 11, i also concern on the huge factory on the left side and a huge cemetery on the north....but it seem to me, people buy at Percinct 11 not much of concern....making me wondering....why?

My opinion only
if u concern abt traffic flow. Then u need to think twice abt setia alam coz setia alam plus pkns only oredy 4000 acres but only one direct exit to nkve.

In fact, the main exit of Rimbayu, tropicana and sanctuary is not from kk. They only use kk brand to push the project.
If not mistaken, the main exit is near to saujana putre.

If u concern abt Factory in setia P11. U oso need to think twice abt Ijm, tropicana and ew projects coz If come from kk. U oso will c the light industries on left. biggrin.gif biggrin.gif

Cemetery.... biggrin.gif many ppl dun knows.

Yes, i hv personally experienced the notorious traffic jam at KK's 1st roundabout during rush hour, really bad. Although, in future there will be alternative routes to access Canal City such as the link to BSP that provides access from Elite n SKVE. However, the BSP roundabout is also well known for its heavy traffic during rush hour. Canal City could be accessed by WCE too probably after 5 yrs.

In Setia P11, Edulis will be about 1.1 - 1.2 km away from the cemetery, which is situated at the north side. Therefore, I personally feel that u should choose the south facing units if wanna buy into P11. As for the factories at the west side, I think u should do a site visit to judge if there is any unpleasant air pollution or foul smell. Not all factories are polluting imo.

There are 3 exits and addon wce by 2019 i think for Canal City.
1.) kk exit via those roundabouts
2.) bukit rimau exit via jalan kebun from tropicana aman
3.) BSP exit
4.) WCE exit

For the factory that can be found at the left side when heading to Canal from kk, not so sure what are they doing, had passing by morning/day/noon/evening/night, not seen anything significant, boss u noe ?

From what i observed 800k price tag in canal doesnt get high hype from potential buyer, can see from the sales for wisteria/bayan, but 800k price tag in setia alam wit 20*65 only got sold out pretty fast.
But personally i still prefer env in kk, LOL.

There are still some unit in fusca are pending with loan approval, suggest u to work closely with the sales person smile.gif

True, sub sale price is high, even bukit rimau is asking 700k for 22*75 (??)
But u pay what u get , env in damai residence is good from wat i seen during my visit to frend's house, it was after office hour and i thk i used the wrong route , i enter kk and head to bukit rimau, 30 min i guess -.-

Kk is having a primary chinese rite ? And i cant seem any secondary even kebangsaan, any idea ? hmm.gif

Reason because Canal City is not KK. Canal City still needs yrs to mature to the level of SA, my best guess 7-8 yrs? hmm.gif
However, comparing KK to SA, I believe KK is a more established and vibrant township. The only thing I find seriously lacking in KK is a cinema. cry.gif

True, residential from 3 dev up by 2018, and commercial i think ned some times to digest, even new shop lot after 9 oclock of first roundabout is vacant still right.
But at least got kopitiam in kk shop lot opposite the lake, syukur, lol. Those middle/high end shop is a plus but seldom go, maybe 1 week once ? Lol.

Not sure how vibrant is kk nor sa, but the green when u enter kk, both side are trees , wow personally love it , but half way to canal is botak then tebu and plantation land , lol.

But true la, canal is canal, kk is kk sad.gif
