The way I read the new PNB as the largest shareholders of both companies is consolidating the landbank under SPSetia brand. By switching the brand, the properties under SPSetia probably can sell at higher premium.

Depends on the price the SPSEtia willing to pay for InP landbank, it can be read as PNB cashing out from INP using SPsetia as vehicle on the expenses of minority shareholders. The NAV is RM3.1B where else the indication price is RM3.5-3.75B. Not sure this is common practice among property developers to pay premium above NAV for acquisition.

Now there are left with 3 big township players in KV - SPSetia, Sime Darby and EcoWorld. The rest of players such as IJM, Tropicana, IOI, Gamuda I think behind these big players.

In short, generally the proposed acquisition price would be higher than NAV, because it take into consideration of valuation for forecast earning and cashflow. It also have to please the current shareholders so that they are willing to sell off their shares.

big players which huge landbanks...only govt owned entitles lah....setia sime and Gamuda...(oh I forget country garden....got a whole island waiting to be developed)

ECOWORLD doesn't have huge landbanks.....at most is under 1000acres per location.

the rest of developers.....can only buy smaller landbanks.

Hi, I'm not sure is this appropriate to discuss other township at here or not. I’m not so familiar to Shah Alam area, would like to ask all Tai Kor’s opinion and comparison on Setia Alam (PRECINCT 17) and Alam Impian (Pentas 6) in term of road access, traffic condition to KLCC during peak hour, toll. surrounding shop +++

I have been Setia Alam before and almost pay DP for PRECINCT 17 project, at the end tekan brake because of the cemetery factor.

Currently I’m staying nearby Maktab Polis Cheras, leaving house 7am took 1 hour++ to reach KLCC.
All inputs are welcome. Thanks.

You can use google map/waze for travel time estimation. in short there is not much different in term of travel time.

I think distance of both townships to KLCC ain't much different. If u like environment inside & surrounding AI, Pentas 6 should be more worth.

Option A:
Setia Alam to KLCC, use NKVE exit Duta, Toll one way RM4++

Option B:
Alam Impian to KLCC use Kesas RM4++, plus the AI toll and SMART WHEN necessary.

Both Toll price shd be not much different as well biggrin.gif

Thanks all, based on all above comments from Tai Korsss. I will assume that travel time + cost is not much diff.
Will pay visit to both township again to feel + taste, see which township more suit me. Thanks.
