If you notice those regular forumners who are bullish of Setia Alam since exit from the township already keep silent inside the thread...

This will happen to thread with V10, V17 version where the vested will keep talk up the township until the time they exit... And most not even plan to stay there.

As readers who buy for own use you need to understand what is your needs and wants. If you work in PJ or KL... you need to be prepare for the long commuting hour in order to exchange for "quality township and lifestyle" living.

It is individual tolerances really. Some already buy and they dun have choice or alternative. They just suck it up and travel the 1-2hr one trip and curse the traffic. Eventually they will use to it.

Malaysians love cars very much and wouldn't mind trapped in the jam to enjoy their car.

Top Glove is manufacturing company and it seems the boss has been buying office as investment asset such as in Mines, Jalan Tun Razak and Setia Alam.

Being manufacturing company.... most of the staffs are lowly paid workers and those middle and higher management are just few...

I am referring to peak hour commuting 8am and 6pm. Unless your working hour is 8pm to 5am, then we are talking at different page.

Are you working in KLCC and if yes... what is your commuting pattern to work?

You missed out one point.. if these places...you have alternate mode of transport ie KTM... LRT and future MRT.... you can use these to travel during peak hour.

In Setia Alam. there is none. Peak or non peak... Car is your best friend.

Working hour starts at 10am. I am sure you do not have issue if you leave home after 9am.

But I am sure 90% of the working population their working hour starts before 9am.

Do share with us if you need to leave home@ Setia Alam at 7 or 8am and go back at 6pm.

Sure you can.

I am just referring to alternate option that available to Puchong, Cheras, Subang where Setia Alam is lacking.

If residents of Setia Alam want... They even can drive their car to Subang Jaya for the nearest LRT.

SPSetia needs to resort to 10:90 scheme to move their landed in Setia Alam

Then again... most reputable developers ie Tropicana, IJM, IOI are doing the same. These developers cannot afford to reduce the prices of their townships that will upset their early buyers.

Because Setia Alam didn't have any landed launches for past 3 years? Try to launch en-masses again... hehe

I do not need to call. Their launches are listed in their website and annual presentation.

But to add merit to your claim, what is the size of landed they launched in 2013/4?

All these brand news township will be sharing same fate as Setia Alam 5-10years down the road. During the early phase of township it will be a breeze but at the migration growth phase, you will find the traffic will get worse and worse... You will find investors dismiss the traffic fatigue. Just like the Setia Alam early investors who already sold and exit.

The real solution is to built public transport and change of mindset to use more public transport.

If you ask my view if you really want to stay in new township, please choose a township with close proximity to efficient public transport like Dengkil, Cyberjaya etc. It is worth to pay a premium on long run.

From Salak tinggi station is rm18.30/way

If season pass... Rm395/month which about rm10/1 way.
I believe if u drive to KLS and include the parking, toll and petrol.... The cost will be higher than this.

This not include time saved and driving fatique/stress.

The prob with our developers... They bought land without any access to public transport and selling dream to buyers. Which is fine if you recognize and accept the need of change of lifestyle and be prepared to embrace it if you work in KL. If you work in Klang, Shah Alam or Petaling Jaya... Of course make more sense to stay in Setia alam rather than dengkil or cyberjaya.

Putting aside high end/ luxurious condo... the affordable housing in good location is very well received. The latest was Hamstead where it was sold out in 4hours.

Liikewise for those who chose to live in township without public transport.. suck up and do not complain about the traffic... Ubah cara hidup either flexi hour or reach office earlier hehe.

I can visualize those who choose Ijok, Semenyih etc.. will complain about traffic 5 years down the road..

Is he staying there now? or relying on google map ETA? As one forumner mentioned.. Bandar Rimbayu's first phase just VP-ed like 2 years ago and residents already complaint about the traffic going out to ELITE... imagine when TA, BR, ES, 257 are mature 5-10years down the road.

In 5-10 years... EM, EF, SEH, SEH2 and collectively many other township inclusive those in Nilai will be maturing and will be using the same LEKAS. It will be exactly like Setia Alam TODAY. For Semenyih... the nearest public transport is Kajang KTM station which easily 15km away.

Buying property is long term but well.. buyers easily smitten by dream sold by developers.
