Same as you Jason Boss, I like Parkhomes concept very much, it is equivalent to how mass market people comparing townhouse, in btw a condo and small DSTH. Foreigners tend to like townhouses and courtyard homes very much, but Msians are a bit different, possibly due to culture, density, timid, and some concerns of probably security and safety concerns.
I notice not many people prefer townhouse although these bunch of people like landed very much but dislike highrise due to smaller built up or inconvenience being enter-exit via lifts. But, slowly, in view of higher price and costing in fiture, I 'll more greater townhouses available and people would accept it if extra convenience is given for the stratified community.
You mean EW is chopping the current Precinct 7 into half and sub-divided Mellowood and Cheerywood? I agree them to do so bcz this parcel is just too huge to be a parkhomes or single community of DSTH with one entry-exit.
Or, do you mean they chop the Mellowood into north and south where they only assigned the North, 7D and 7C as Parkhomes?
Actually, this is quite critical decisions but they yet to confirm the next half of South Mellowood, consists 7A and 7B, whether both should be enhanced types of Merrydale or would be part of Parkhomes. Parkhomes is one of the special species alongside those Courtyard homes, from the density I see-ing from the path of 7C and 7D, both 22 or 24 x 80 long, it would be approximately 300 units and could be potentially 340-360 units for South due to smaler sizes of 20x70 and 22x70.
A wonderful parkhomes or special homes, cannot be too huge number of units going to hand over together, or else, lack of exclusivity or, unless there are no more Parkhomes aftr Mellowood for the entire EM. But, it would be a great challenge for EW if they able to build a great Parkhomes at the size of notably 7A, 20x70 only meanwhile, I see 7B 22x70 is the perfect size in terms of branding and blending it with more land reserves for landscapes.
If 7C and 7D Parkhomes are rumour to be at RM 850k and RM 900k onwards, how much EW going to charge 7A? If RM 700k for a Parkhomes of 20x70, it would provided sterner competition to Merrydale. Unless, they shift to another products and on hold the parcel of South Mellowood and thus the delivery of Parkhomes are slower and remains competitive to the market.
