Are Sendayan Tech Valley is only eligible for industrial manufacturing company? (because so far i only saw that kind of companies like kilang), why not follow like damansara, all type of companies can invest there like IBM, Vads and many kind of industries

Hello all, I newbie here and I need some advise. I have recently book a unit in ara sendayan 1A, my loan still processing and I have yet to get a final result.

However, developer side keep on pushing me to sign snp. Today I receive the snp, and I really so shock to see a snp without any information available, is really a blank snp which we can download from the internet, and add in the developer name. I cannot see my name, my lot number,my house price,my house square feet and which is the lawyer representing me. 😰😰😰But the sales person from the developer side said this is their normal practise. 😱He just will keep my signed snp, so that i can entitle the 2% cash back!😒 He only will send for stamping once my loan approve and lawyer key in my info in the snp. Is it the same situation for all sifus who are their existing customers? I really wanted to know as I never expect it would happen with a listed company.

Wish I could get some insights from you all.🙏

Blank SNP? First time I hear of such thing.. What if they type in smaller house, different lot than u purchase? U still need to pay for the loan?

Blank snp? When is last day to entitled that 2 percent? Need so rush?! Haven't heard sign blank snp. I think something like bank draft ba 1st to entitled extra cash back. Correct me if I'm wrong, I can't remember what thing d i signed 1st but no blank snp.

is really blank snp without any details. I got scan a copy and keep it in case I need it in future...I now also work for a property company and I know my company never do things that way so I was so shock to see such a document!
I check with existing buyer whom I know, she also mention that she did sign on blank snp and proceed as her brother is the employee inside thus she is ok😢 but why could they do things this way? In order to secure the sales and so nice to give me 2% , they can afford to carry the harm on their reputation? As I remember the Dato Lee said he expect and envision Matrix to be top 10 developers in 5 years..But if they continue to do things this way I doubt will they attain their vision lo..and I just realize there are so many ignorance people out there who really never realize their rights as a buyer and what they shall entitle from the developer..😱

This is the first property I bought, but really a sad story and so frustrated with all these wrongdoings😕

this is not normal practice. better give up the 2% than take the risk.
have you pay any booking fees? if yes then it is good enough to entitle for the 2%

I paid already. But the clause mention that if I sign snp within 14 days then I will be entitle for the 2%.seeing my loan has yet to get any result, I write in to ask for extension, but they reject me as they said this is the sop and no one can change it🙄 so insist though. Then keep saying can la you just dun sign la so u will not entitle the 2% lo, as simple as that🙄this really make me pissed off. Thought that rebate is a good offer to attract buyer, but now seems like is a bargaining power for them to "force" people sign snp asap. And yet the snp is not well prepared but a vacant one🙄

yeah some developer required one to sign snp within certain period of time to entitle for additional rebate. but blank snp is just too much. rclxub.gif
maybe you can fill up the details on your own or make a copy of the signed snp to safe guard yourself if you keen to get the 2%.

But now my loan not yet approve wo...sign also no point right😒if I get 2% rebate but I am not getting another 98%,what is the point😰
And yet they said they more scare than me..as they need to pay those lawyer fees la this la that la, very fed up with them really,is just too much😒

Snp is usually signed at the lawyers office. You should be able to v consult the lawyer if you have questions.

Probably this is not the final SNP , just a draft to secure your interest. I mean it will be joke to have a snp without the buyers info. Who is that spn for and ownership is to who?

Still in line with the strategy of getting more investors to BSS, especially international students to study in Matrix Global School. Chinese citizens still can transfer money out for education purposes. Besides, there are many other ways to bring money out of China. They would know better. brows.gif
