I call up Ekovest and ask about the slow progress and spoke to 2 person.

First person said piling completing soon. When I asked when, then she said their project department said by june/july this year. Then I said now already august and she said need to check again.

Second person said slow because they need to do the basement. I said already 1.5 years after launch, she said don't worry still in progress. They are big company and still launching few other new projects

Anyone want to call again and see what answer they give?

According to source, most of the current work are heavily machine dependent.
So, the more machines in operation, the better the progress.


Based-on one week day observation, the number of workers are more compared to weekend.

I attended their booth last week and asked one SA about the progress.
She gave me the similar answer as yours.
(A few months back, she told me that she, as a SA, also has a unit also, so no worry)

I indicated that this may impact their reputation for other launch.
Another SA (at the same booth) told me that 70% of the launched block(EKT) are sold.

Yes..Need more buyers to give them more calls.

Ekocheras mall is in the mid to negotiate with GSC.

Their mall Managment should be Savills

Hope the EKC mall has GSC.
The cinemas environment/seating/screen position at Leisure Mall is kinda outdated and not being renovated to catch up to the latest trend/features.
To me, GSC is my long waited cinema to extend its business in Cheras since Leisure Mall days.
If GSC comes in, the EKC cinema can be extended or higher tier halls to Leisure Mall.
It can operate like GSC siblings way in MV+Gardens, BTS+Pavilion ... rclxms.gif

Especially people who like midnight show, touch and go car park system very convenient

Sale and Purchase Agreement is lopsided. Just check carefully before signing.

1. completion period: 48 months from superstructure date and not from signing of SPA. That means the basement and car park can be built and progress payment will be released by the bank but completion period does not start. By the time reach superstructure, 50% of the purchase price is released already. Only then 4 years to complete

2. Defects Liability does not include air cond and pantry top only building work

3. Purchaser cannot sell property until strata title issued. Means not so good for investor because cannot sell. However if the developer agree to allow sale then the have to pay 1% of the new purchase price or valuation price (whichever higher)

4. Payment schedule - not normal, very upfront arrangement. there is a risk that the balance money may not be enough to sustain the project if any problem.

many more points. need to go thru carefully

Arte is based on Non Sch-H, commercial property. EKC SOHO Block J & H are Sch H project. Both are different category.

very true.. problems come from those non sch H product like sofo sovo soxo & suite.. soho's are usually sch H..

As commercial properties, the buyers will not enjoy the protection compared with Schedule H project, at least legality, progress billings, defect period etc. Therefore the risk is much higher.

However, putting aside sch H, investors need to think the reward and potential investment return vs risk and not bogged by Schedule H.

Youcity will have cinemas as well?.. If yes looks like too many cinemas in jalan cheras, viva, cheras Sentral, velo, mytown, leisure mall, EKC?.. Youcity?

For EKC, we have approximately 1500 residential units. Assuming that on average we have 2 people living in each unit, that's a population of 3000 people within EKC development alone. I would expect the retail stores, f&b, cinema etc. to be self-sustainable even without any external visitors.
