Surrounding neigbourhood...shamelin area not really a kl gangham area.
Do u know how tiny is 600sq to have 2b2b? How big is each bedroon?
How iconic is both projects? U cant just base on absolute selling price NOW.
Mall vs no mall...although at this stage we are not sure how well ekocheras can pull off the mall.
Integrated vs non integrated projects....premium is usually levied on integrated project.

am not taking side....

when you guys signed the SPA, the mall project hasn't been confirmed yet. they were supposed to have shoplots nia....

then the mall concept approved after the SPA.

Honestly I wont count so early that buyers will get LAD yet...(yes it looks like definitely wont be completing before the SPA date), but some developers managed to obtain extended completed time from Authority for genuine delay or extended period required bcos of change of master plan.....

I expect Ekocheras will do the same.....

the seller here bears all risks, including abandon risk qua....

if project abandoned, the buyer can ask back the 10% deposit??????

Based on the feedback of our chat group, not all signed the same time.

Buyers in chat group are aware of the potential delay based on the pace. At least the project is moving slowly and not paused.

Some buyer(s) expressed the bright side of a delay, ie not flooding the subsale market which is currently soft.
Let the market absorbs the existing vp projects. It may or may not drag a few years. But certainly, not rush to oversupply the subsale market is one option.

The first batch of spa was done in Nov/Dec 2013.
Some of them are in 2014 and there is even one buyer signed in this year. So as for LAD, the eligible receipients are early buyers. Also, as you have predicted, developer may find genuine reason to defer or delay LAD. (Wouldn't rule out this possibility)

Both projects are too big and developers are too eager to complete the entire project in ONE GO?

Base on the pix....ekocheras progress is extremely slow...one month less than one storey being built.

Am sure the developer will apply to authority to have its building period extended with ground that they have changed the master plan to include a mall. Buyers that hope for delay hence LAD may up for a late surprise.

There is mo need to hope for delay vp bcos market is bad now and more supply is coming in. There will always be supply...and one will never know if futire will not be worse than current.

Anywhere 7xxsq for 1bedder is so yesteryear lioa....these days 7xxsq will have 2beds or 2+1......how to compete?

my hindsight think they wont abandon. they have revenue from building highway. beside they only have one other project...didiwangsa....

and they also signed MOU or some sort of agreements with anchor tenants in ekomall...although we all know that tis mean little....much like Empire City.
