Visited the site n the jam in front of EKC is VERY BAD..will try to upload pics..saw a few cranes n workers but couldnt snap pics from behind..

scott garden transacted rental from around 1.3k to 1.7k Fully Furnished... u can ask for rental of 3k on propwal but if transacted rental is 1.6k then thats the actual range..

very apt analysis.. sunwai already suffering with putra mall n mytown location n access is MUCH better...

jus imagine, after shopping in ikea will u go to the connected mall or will u go 500-700m to velocity?? maluri is really a SLUM.. at least the ikea area is at the edge..

we can feedback all we want but mall management is a diff ballgame.. most mall managers i know will say NO even to the idea of new malls with low chansi of success let alone manage them..

On a side note, notice even more shops closing down n some retailers r saying a big no no to new malls.. winter has begun n we are just at the start

Mytown give A- or B+.. I aso add MV pyramid 1u into A grade malls.. A grade doesnt mean lux brands..

Velociti with d low occupancy n missing anchors maybe end up low footfall so no worries abt what grade mall..

6-12 months ago when i say cashflow bad n some internal story, many dont bliv me... to get 100% signature is so dam hard, how do you convince buyers?? whats in for them? any extra freebies? Duke progress how?

Main question still is how he JV n bid fr bdr msia at rm8b when he needs to refinance d land jus to top up a small amount??

units in d new project will b cheap due to high dense.. will compete n flood d ekc market.. will also help ekc mall but lets see how this ekc malls turns out with gd loc yet management sad.gif if retailer no confidence in mall owner they wnt go in.. 1 vry famous example in the ciry centre

a lot of props near mrt alrd include premium of 20% of more.. i strongly bliv premium shld be 10-20% depending on class of prop whrby low cost mid cost will untung the most while high end appreciation circa 12%
