EW won the Silver Award in the property developer category at the Putra Brand Awards last Friday. Well done! rclxms.gif Together with EW another Silver Award winner is SP Setia, the Siver Award winner for the 4th consecutive year. Bravo! thumbup.gif

As per the press, over 6000 consumers nationwide were surveyed to determine Malaysia's favourite brands in 24 categories, with the most preferred brands for each category taking home the gold, silver and bronze awards.

Good question.
20ft x 24ft = 480sf. Normally half will be taken on the covered but non-enclosed area (am I right?), so 480sf x 0.5 = 240sf which is a lot of space to be accounted for. Needs further clarification on this.

Is there any rule/guideline dictates that "normally half will be taken on the covered but non-enclosed area"? I am not very sure, just encounter some other developer always bloat the buildup by having a big size balcony...

Not very sure on that.. EW should not only construct the show house, they should pay attention to the linear garden attached to the show house as well, since I believe this is the most important element for Parkhome..

Stiff requirements? Any details?
My understanding is that they have yet to firmly decide how to do the sale of the commercial units.

I never make an effort to check the rule / guidelines wrt the calculation but I remembered someone telling me or I read somewhere. Appreciate if anyone can give definite answer.

On the linear garden part, that's one of their main selling points, so they better get it right and I do believe they know how important it is. But doubt that whether the garden can be incorporated together with the show house hmm.gif

Parkhome show house without the 30 feet linear garden, really a turn down ler... I hope EM can build it, otherwise how to call a "PARKHome"?

Heard that MB Azmin not manage to do the rumah selangorku opening, how's the status now? Delay or the house is already on sale?

Usually developers will count the build up area on any "Covered area" including the car park porch, balcony and etc.

Usually but it depends too. If I'm not mistaken, Eco Terraces of EW project in Penang excludes the balcony area into the calculation.
