Seems like the new rebate is stay the same 3% , but the RM6888 discount will be discontinue after 31st Aug

Yes, it's a good move by the developer to remove the nett balcony, lanai, verandah size from the initial built up size for landed properties although the balcony / lanai is internal house.

Emm...... in this case, built up for Merrydale doesn't include balcony as well? All this while I thought included. Good news then.

I'm interested in this project and the potential development and appreciation is good. A few things that bother me after the first 5 years of vp are a reputable school nearby and the distance going to klcc. There are lack of nearby public transport.. I am considering Tropicana Height too as it is closer to the ktm/mrt. School are existing now.. Appreciate any inputs of which project is a better bet by considering for own stay and appreciation in 5-10 years time??

For EM, there is Tenby International School at Ecohill which is nearby which has a good reputation in Setia Alam while you have Rafflesia (too new to tell on reputation) nearby TH. For KTM/MRT of course TH will be much more appealing but EM has an appeal on a planned township and is located next to Lekas highway. I'm a local from Kajang and i was exactly like you considering both the projects but i end up with EM based on the overall concept. Good luck.

Tenby is not an answer. For majority, it's a "business body" not a "facilities". It is not a solution for basic need and living environment enquiry. Nice to have but not necessary. International school doesn't increase property value much but government school does.
EM is in the middle of application to migrate a government Chinese secondary school. They will provide the land and build the building, this should be the "facilities" that peoples concern more if it does happen. Let's cross our fingers.
if the school is there, we are the one to answer if it's reputable or not. those pupils are our children. Who to blame if our children doesn't build the reputation of the school?

Currently in Semenyih have 2 chinese primary schools, in future EM shall have another 1 chinese primary school as well. Tenby will be located in Setia Ecohill 1, and there is planning to have a college / university in Setia Ecohill 2. Nottingham uni located in Semenyih as well, from EM / Ecohill takes maybe 5 - 10 minutes.

Tropicana Height is a good project as well, but their land is merely 200 acres, they need to engage with Nadayu and Kajang 2 to form a township.. Nadayu and MKH from my perception may not has so much experience as SP Setia and Ecoworld in township planning, execution and improvement..

From tropicana height till the MRT kajang station should take at least 6-7 minutes even after the flyover to Persiaran Bangi is completed, as need to pass through 3 traffic lights. Of course can choose the alternative route to Kajang Silk then from Kajang silk back to Jalan Reko again, can skip some traffic lights, but the traffic at the junction from Silk till Jalan Reko sometimes can be very jam as well..

From EM to Sungai Kantan station takes around 12 minutes and only have one traffic light in Saujana Impian. Not sure about the fare, but it is 2 stations in front of the terminal kajang station to KL direction. I think from terminal kajang to Sungai Kantan station takes a about 5 minutes, coz need to stop at the bandar kajang station.

International school does attract expatriate and there are more and more parents sending their kid to international school nowadays. If there is no requirement, we won't able to see so much international schools mushrooming in KV.

By the way, the chinese school that EM trying to migrate now is primary or secondary? I thought it is the SRJK Ton Fah Beranang, no? hmm.gif

Sorry it's primary. Typo.

I know there are more and more international school around but what you think would be the ratio if compare to national school?
I know more and more parents are sending their children to international school, again what is the ratio do you think?

Do you think peoples would buy EM or EH because Tenby is here?
Or they simply consider to send children to Tenby since it's already nearby?
Do you actually believe that Tenby would be the answer when potential buyers ask about education facilities for their children? It's just an additional option. Nice to have.

I am just trying to be more realistic.
