Not sure how's the unit selection process. According to the rule, those who rejected the offer shall be registered as "inactive" for 2 years and only can make a new application after 2 years..

Facility wise, medium cost definitely better. Not sure if EM provide a guard house and perimeter fencing for simfoni.

Not sure how many parking space allocated for Simfoni.

If compare to D'Cassia of Setia Ecohill, symphony unit is 100 sqf less.

Most importantly, medium cost units can be bought and sold anytime, no restrictions in terms of income group as well.

Understand it will be by way of ballot. I presume if the interested buyer got his unit and accepted it but later pull out, then it may be put under "inactive" for 2 years. If that's the case, it's a matter of at which point in time can still withdraw without being penalized.

The launch for Rumah Selangorku so grand. The decor are very details and elaborate. EW didn't spare anything. Did EW divulge more info on the medium cost apartments?

Presumably MB came for the ground breaking ceremony, therefore in terms of deco, need to be on the par.

Today main focus is on the Simfoni, no others.

After the Simfoni, we will have the Karisma and Harmoni in future.... rclxms.gif rclxms.gif All in presint 4..

Karisma and Harmoni seems like have additional covered car park building as in the D'Cassia for Setia Ecohill.. Seems like Karisma and Harmoni are having 20 floors, a bit similar to De Palma series in Setia Alam... hmm.gif hmm.gif

Subsale is allowed after 5 years, doesn't mean you can rent it out after 5 years... doh.gif doh.gif

Even there is a loophole, doesn't mean you must commit to the violation.

Cannot sell and just rent to the people in need for RM 500/ month? Then after 15 years, the house still belong to the gomen? doh.gif doh.gif

How many manpower needs to be allocated by the gomen for such rental collection activity? Don't forget, this property is partly owned by the developer, not solely by the gomen. Gomen didn't fork out money for construction of such units. It is the developer to take out some profit to subsidize the construction of such units.

In addition, if the units just for rental, somebody vandalize the house and leave, the gomen need to hire lawyer to lodge the court case again? doh.gif doh.gif

Most developers have changed strategies to move into affordable and medium cost. So for us buyers, should we also change our game plan?
I believe Rumah Selangorku are not for us cos most of us EM buyers already bought in EM. Medium cost perhaps? Capital outlay is low and easily rentable and sellable.

For long run, landed houses still the most desired units due to land scarcity.

Of course, to mitigate the risk, I think it is no harm to diversify the portfolio to some medium cost apartment such as D'Cassia and Ascotte Boulevard...

Of course the commercial elements in the vicinity still the most crucial factor that needs to be considered for high rise. I maybe wrong though..

What I meant is the developer taking the profits from selling other units (not rumah selangorku) to subsidize the construction of these rumah selangorku.

Yeah, please go ahead to sell it after 5 years. However, as I mention, this is fixed price subsidized products. Perhaps 5 years later other project will sell the same size unit for 100k as well, then who wants to buy subsale from you? brows.gif brows.gif
