5 years ago can consider super ulu.
Now slowly transforming, just the commercial part lacking.
Give it another 3-5 years things will improve.

And fyi, businesses here will have secondary source as patrons as well due to the nearby Luge development

Wonder what the pricing was for the first phase of the development. I actually went to see the show unit for illaria. The area is planned nicely and once everything is up, will be very nice. Pet friendly too. Away from the hustle and bustle. But i feel for this area, the pricing is too high. should be priced half a mil and below. I forsee folks who work in KL/PJ will not stay here due to hassle of commuting. Its a great place for retirees and those working nearby. Capital appreciation will be very very slow. But that's just my 2 sens.

First phase early bird pricing if not mistaken 6xx for 20x70 7xx 20x75. That is when it first launch, after that keep on increase price. During that period the access road and park is not up yet. For new township gamuda is consider very good because direct highway access don't compare with old township. To KL city is simillar distance with kota kemuning

It's Star Grocer, not Jaya Grocer.
As far as I know, Jaya Grocer will soon open an outlet in Emerald West Rawang.

There is potential for commercial business there since two nearest town is Kundang and Kuang with only a handful of shops. However, Gamuda Gardens Square is priced too high. 3 storey with road frontage is at least $3M before rebate. In this area, second and third floor would see no demand. Need to get almost $13K rental for Ground Floor to sustain as a viable investment......very unlikely...as comparison Anggun City going for $5K monthly only....many years after VP and still many empty lots
