However, Gamuda Gardens Square is priced too high. 3 storey with road frontage is at least $3M before rebate. In this area, second and third floor would see no demand. Need to get almost $13K rental for Ground Floor to sustain as a viable investment......very unlikely...as comparison Anggun City going for $5K monthly only....many years after VP and still many empty lots
