There's no referral code . You need to find existing owners or GL friends and use their detail as referrer before you sign s&p and referral fee will be paid after the deal is confirmed. Then depending on your deal with the guy, a percentage is returned to u.

Btw, hope your purchase goes thru, welcome you as neighbor first from a fellow Lavenian 😁

Quick question. How you guys endure the massive traffic at the gamuda/k.Sgor plus exit. I passed by yesterday and the jam was so long. Could be due to the bottleneck.

You meant at the PLUS Rawang Selatan toll?
It's a common scenario during peak hours but usually for SmartTAG/RFID users, you could simply sneak your way through towards the right lanes. Most of the times, the TnG lanes would be crowded

Hi,

Any airbnb or hotel/motel within the vicinity, need to stay 1-2 days to get the "feel" whether this township is suitable, considering I have school kids to fetch in Kepong area and my working office in PJ.

Hi Guys, I had signed the LO offer with the banker and also the S&P with lawyer, but for the agreement LO I still yet to sign. Called lawyer they say due to last year MCO the process on the HOC entitlement is drag and ask to wait. Is that normal to wait like about a year or mayb longer on this LO agreement ? (I signed the S&P on 19 April 2021)

May I know who is responsible to maintain the lake and central park? developer money or by residence?

I think Developer's money since our Maintenance fees is quite cheap. Illaria is around RM180ish per month.

I'm not fully sure, last time I check with my agent, he said the Village Home house got many type, and I think the highest is RM25x-28x per month Semi-D type. So I am not so sure which house is he referring to. But I remember he said Gamuda try their best to maintain below RM3xx maintenance fee except for the bungalow house type.

Tamansari is quite a good development because is near to highway exit and reputable developer. Concept wise gamuda wins and is a bigger masterplan development, for tamansari is good that nearby already have aeon and anggun, so depends what is your priority

I prefer strata title too. Individual title owner and visitor have too much rights they can do anything they want. But strata title maintenance fee is slightly higher and there is limitation for reno

For me, limitation for Reno I consider as advantage. Things much more organized, u really don't want your neighbor to fully extend 2nd floor to the gate right 😂

Yeah, strata could be more secured by ensuring every owners pay their security fee while maintaining the fascade.. I thought tamansari is also strata title??
