during working hours.... GG have the convenience of travelling to PJ subang or even KL using E1, Latar and Guthrie.... as all the users from EG side also will use LATAR/GUthrie combination to exit the township with the exception of those travelling very early in the morning will use PMD.... during off peak.... PMD access to guthrie, nkve or federal its actually way cheaper option and not a bad option.... only RM1.10 toll upon exit from guthrie to federal or to NKVE and u can head to major cities u wanted during weekend...

After all, I guess it depends on where is your working area and weekend activity. This is more important for you to travel from and to. If working area in Shah Alarm area, EG will be a good choice

OK, let's do some Maths on how much price Psf between EG n GG.
EG 20x65 Graham built-up area 1743sqft @ RM565,000; meaning RM324 psf @ smaller land size of 1300 sqft

GG 20x75 Agalia built-up area 1961sqft @ RM675,000; meaning RM344 psf @ bigger land size of 1500 sqft

Conclusion: GG is selling 6% (344 vs 324)higher than EG by giving extra 15% (1500 vs 1300) land size and better accessibility.

Well, I think both development are quite similar in terms of pricing if u include that extra 200 sqft of land size, EW marketing strategies give u a wrong impression that EG is selling 200k or 130k cheaper but poorer accessibility.

Since when landed become condo need to wait so long for official launch? Any masterplan to show, GG webpage show nothing.

not only weekend activities....its one's social activities.....where to drop and pick up kids...do grocery....favourite makan place...worship place and etc.

do you have the statistics to prove that in general, landed launches much earlier than condo?

IMO its just that in this dna where social media and electronic communication is faster and easier to disperse info, you got to know earlier nia.

next to tolled highways mean little......

you need to pay toll til your nose bleed....and still need to drive (and hopefully wont become like NKVE or LDP, bumper to bumper traffic) 5 to 10kms to get to yr next destination, to get your grocery, to watch movie, to have a meal or anything modern really.

Bro of course based on my own experiences, condo nowadays especially those 2000-3000units project when achieve certain percentages booking only dare to launch and sign snp to avoid pay LAD ma..

Lol... Watch movie still better to go to big shopping mall, u can take d ktm/mrt via toll free Jalan B29 if u wanna save the toll n parking fee. F&B plus grocery should be no problem since both GG n EG are self sustainable mix development township like DPC.
Most importantly with well-planned jogging/cycling track plus beautiful landscaping, u have no excuse not to exercise daily.... Haha.

you think DPC all dine in DPC? there are fast turn-around for restaurants in waterfront also.......same with Setia Alam commercial area and setia mall......F&B hard biz to be in.........

can you name me two successful Gamuda commercial precincts?

Maybe just for me, if the jogging track is right in front of my house, will strengthen my mind or desire to jog.... I feel lazy to wake up and drive 10 mins distance away to jog.

Successful Gamuda township with commercial precincts so far I can only think of Kota Kemuning, Bandar botanic lo... AFAIK kota kemuning under MBSA strict rules that no cinema allowed, no choice residents there have to go to Sunway or Klang for movie.... Kinda sux for movie lovers...

Good development plus successful commercial? I think only TnT and IOI..the rest majority fail, dun dare to touch especially nah sing commercial
