I agreed, there are many loopholes. looking at the massive renovation on some of the houses, confirmed household income more than 8k.

How is the authority going to tackle owners who violate the terms and conditions?

This goes the same for PR1MA houses, rumah mampu milik, rumah Selangorku, etc.
Which ministry is incharged? Or better still, which authority? Local council? Custom officers? Can any sifus shed some light on this issue?

The last I've checked with DEHN Type 1+2 is RM1200 including installation supervision from the seller. You'd have to engage with your own electrician to perform the actual installation. I've yet to get a quote from ABB. If you're also scouting around and have a better price please share.

Effort wise, I'd say not much. It will be just like installing a MCB I suppose, not sure how much re-wiring work would be involved. Good point, I'll ask and get back to you.

Dear Archronicles, thanks for your effort and info regards to the DB. Even I totally out of the picture.
I do agreed to set up a community group for saron to improve the neighbourhood.

Not sure if SD can do anything. Highway construction is done by Highways concession company. SD is just providing the land

That is great. I think we can start. I got a few numbers of the neighbors around Saron 2. Its good to have a small community to raise any issues and perhaps just 'TT'.. Saron 2 owner can PM me your contact details if you are interested.

I found out that there is a lot of stray dogs. Keep doing mess of the sampah and trespassing houses. Is there anything we can do?

Looking at current condition, I think the enforcement won't be in action.
I believe there are not clear instruction or regulations for any authority to inspect on this matter.

By the way, my left neighbor were rented out and my right neighbor planning to rent out as well. Even my opposite house are rented too.
Kind of disappointed since I though this neighborhood will be solely owner stay.

Agreed...this has to be highlighted to the developer. Also those property agents are the ones who further inflicted the situation. At this point even the house is rented out a formal agreement cannot be established and therefore if anything goes wrong the owner cannot take any legal action.

Cannot understand also the rental basically ranging around 1000-1100, monthly installment is about 1500-1600. Ada untung ka?

Hard to expect to cover 100% installment smile.gif
However if the tenant is a destroyer then owner may need to prepare another amount of money for maintenance later.

I think we could contact SPCA? Haven't done it before, so I'm not sure of the procedures.

I suppose if the installment could cover the interest rate also considered good. Considering it is an extra property. House value will continue to appreciate if the area is good anyways.

This can be reported to local municipal council. However, don't expect it to solve right away.

You may contact mr. Gan @ 0123180291. I just did flat plaster ceiling, so cant comment on cornice or other styles. Overall workmanship is alright
