Yes however upon some research, the Type 2 SPD is not sufficient. Since our house comes with a lightning rod, the mandatory requirement is a Type 1 SPD.
Thanks for the valuable info.Bandar Bukit Raja ver 2

QUOTE(zul_4E @ Nov 5 2015, 08:54 AM) I wonder why would the surau not be build? It is already allocated in masterplan by SD, surely a good solid reason for not building it. because SD only free issue the land to the community. then community or others need to build it.The township requires the facilities such surau, dewan orang ramai, playground, tnb reserved and etc to be approved by local authority. May I know why achongs? Thanks, Zul Based on past track record, nothing happen. goverment no money. provide the building need money. maintaining the building also need money. QUOTE(ks1981 @ Nov 5 2015, 09:06 AM) By right the SPD Type 1 should've been installed by SD themselves. This has been overlooked by their M&E consultants and it is not right that we have to install this ourselves. Anybody interested in the subject can refer to the attachment by Schneider Pg14. Any Nobat residents would be kind enough to share a picture of their Distribution board (DB)? I'd be interested to know if this was installed for their unit or it's "conveniently" left out as well. Nobat seem to have lightning rods as well. This post has been edited by Archronicles: Nov 5 2015, 11:35 AM Attached thumbnail(s) Attached File(s)

Yes it appears so if based on the guideline you have provided. Buildings with ligthning rod should have type 1 + type 2 SPD. This also clearly indicated that the area is prone to lightning strike. How to bring up this issue to SD? Can we also refer to TNB to rectify if this design is compliant?Any Nobat residents would be kind enough to share a picture of their Distribution board (DB)? I'd be interested to know if this was installed for their unit or it's "conveniently" left out as well. Nobat seem to have lightning rods as well. SD customer service officer very good in 'tai chi'. Everytime i try clarify some issues with them they always say refer to their contractor. I'm beginning to 'fed up' with their behaviour. |

SD is building a surau in Elmina East near Ariza.
I dont see any reason they cannot do the same for BBR2 or BBR1 |

Maybe can be discus with the community on the funding. Can be work out. As long as there is already land allocation. It doesn't mean it wouldn't be build. That is just my concern.however, they will contribute some money to the construction of masjid BBR and build jogging track along the lake (nafiri area). |

Anyway, I've just sent an email to Sime Darby few days ago to complain the lack of proper lightning protection and haven't got any reply till date. I hope more residents are aware of this problem and together we can get it solved:
[Quote] It came to my attention recently that the surge & lightning protection of my Bandar Bukit Raja property (Saron 2) is insufficient as per both Malaysian & international IEC standards (Part 1 to 4 of IEC 62305). The risk is high as it involves the safety of house occupants as well as damage to costly electrical items. The number of affected residents is large, as it might involve both Saron & Nobat residents as well. The reason why this is insufficient is due to the fact that the property was installed with a “Lightning Protection System” (LPS) which in this case is a lightning rod (external air terminal). According to IEC 62305, a Class 1/Type 1 SPD will be essential to protect against damage due to direct lightning striking the property. However only a Class 2/Type 2 SPD was installed and this is deemed unacceptable. I’m rather disappointed that this fact was overlooked by your M&E consultant and would like to strongly request to replace the ABB Type 2 SPD with a Type 1+2 & Type 1 N SPD as suggested by ABB. Otherwise other manufacturers such as DEHN Type 1+2 DSH TT 2P 255 is also acceptable. [/Unquote] Full report with pictures are as attached as well as how lightning strikes could damage your house. Please give your comments. P/S: Nobat residents if you could be so kind to share whether your DB has SPD Class 1 or Class 2 protection. Attached File(s)

Good effort bro for the complaints to SD.
Found out that a number of owners starts to move in to Saron. Maybe there should be a community/platform/social media(fb/whatsapp/telegram) groups that can be developed to keep us update on the current issue. Just my 2 cents. This post has been edited by zul_4E: Nov 9 2015, 09:17 AM |
