QUOTE(caviars @ Nov 10 2015, 04:11 PM) From the masterplan layout at BBR Sales Galery, there is an interchange planned at Jalan Meru traffic light. Hi Caviars, the WCE interchange is for users from the highway to get onto Jalan Meru. My concern is whether there will be flyover/underpass for the Jalan Meru-BBR intersection... If Sime Darby really care for BBR East and West, a flyover/underpass should be built ASAP before the completion of WCE. Imagine all the traffic from WCE joining into Jalan Meru... |

QUOTE(achongs @ Nov 10 2015, 10:00 PM) why they earn 5 figure buy saron? saron are affordable house and not for them. this is what i say lower mindset people. high income but lower mindset. People earn 5 figure but they want to save money for other things for eg. their children's education or maybe a Nissan R35 heheIs there a maximum income cap for Saron buyers? I am not aware of this.. |

QUOTE(tnchsg @ Nov 11 2015, 05:10 AM) If I'm not mistaken, household income below 8k Thanks for the info... but where is the enforcement on this?Own stay for 10 years, no rent out and no transaction allowed How is the authority going to tackle owners who violate the terms and conditions? This goes the same for PR1MA houses, rumah mampu milik, rumah Selangorku, etc. Which ministry is incharged? Or better still, which authority? Local council? Custom officers? Can any sifus shed some light on this issue? This post has been edited by VikaJigulina: Nov 11 2015, 11:15 AM |

QUOTE(hamboldt @ Nov 12 2015, 11:54 PM) Looking at current condition, I think the enforcement won't be in action. All these owners buying Saron for investment must be penalised for flaunting the "law", not sure whether it is a law because it seems like authority is not bothered.I believe there are not clear instruction or regulations for any authority to inspect on this matter. By the way, my left neighbor were rented out and my right neighbor planning to rent out as well. Even my opposite house are rented too. Kind of disappointed since I though this neighborhood will be solely owner stay. These owners/investors are "cooking"/inflating the house prices unnecessarily and I wonder how the younger generations would be able to purchase these houses in the future. In my opinion, if you want to speculate/flip houses, do it on normal houses and not on rumah mapu milik, rumah selangorku, pr1ma, etc. Give others a chance to own a roof for their family... |

QUOTE(jeghui @ Nov 15 2015, 12:08 AM) Nobat nicely fenced up. Another phase in BBR1 also fenced up. I pass by yesterday and now I understand why Saron owners are not very happy with the fence, its a tricky situation we have here...Wont be hard for later phases to fence up. Btw the huge field in front of noba laweyy I wonder is the entrance big enough to build a guard house and boom gate... |

QUOTE(caviars @ Nov 16 2015, 09:13 PM) Hi Caviars, thank you for the photos. If I may ask, how did you derived that the walkway belongs to Nobat? In my opinion, one should measure from curb (Nobat side) to curb (Saron side) and divide it by half, then I would think it is fair. But from the photo, it looks like Saron is being short changed. Anyways, perimeter fencing on freehold housing estate/community is illegal in the eyes of Klang local council law. Only housing estate/community with strata titles are allowed perimeter fencing in Klang. |

QUOTE(tnchsg @ Nov 17 2015, 06:58 PM) I had checked with sime Darby, during last visit. Hi tnchsg,The fields belongs to nobat, that's the reason they fenced up for security reason.. The work is done by sd, do you think they don't know the project when do the works? Saron are getting special discount for a double storey house with 300k, for sure sd had cut away something from there.. Can't be expecting to get everything la There is no such rule of what title to fenced up the garden..it's part of the purchase .. Whether the fence is erected by developer or community, ultimately the land belongs to the state government. I personally believe Sime Darby have applied for a guarded community with MPK on behalf of the community after getting consent from all house owners during SNP session (owners signed a form to accept a guarded/fenced community if i remember correctly). As for MPK, as usual, they will tutup sebelah mata if the fence is erected. Reason being, MPK would like everyone to live in a secure environment. So there is 2 part of argument in this Saron Nobat fence issue. 1. Fence sitting on whose land? The answer is, it is sitting on state government aka MPK land. 2. Whether Saron can make fuss about it? Yes, they can but let's work smth out for a long term and win win solution. 3. How to resolve this? Best scenario is for Saron to quickly fence up their own portion and remove the fence between Saron and Nobat. 4. Why this happen? Because Sime Darby did not plan the housing project properly. They should have adopted cul-de-sac in their taman design and every housing area/phase should be divided by a road. Setia Alam master plan is world class (won numerous award), we all should learn smth from there. 5. Let us all work towards a better and happy living environment. |

This is my personal experience after staying in Delora/Fuego/Delmara/Paloma area for more than 5 years:
1. Bandar Bukit Raja street lights are always not functioning. 2. Street lights at the Jalan Meru and Persiaran Bandar Bukit Raja intersection is also always not functioning. 3. This area also prone to flooding/ponding (come visit Sime Darby sales gallery area during heavy rain). 4. Jalan Meru road condition (i believe is Federal Road hence JKR's responsibility) leading to Setia Alam and Klang town is getting bad to worse. 5. Land is gradually sinking, crack walls and fences (ask the subsale property agents here eg. Andy, Ivan, Marco, Jason - all are area specialists) Sime Darby Berhad, if you are reading this, please buck up. Thank you. 1. As for the pros, this place is strategic as Setia Alam is just 5 mins drive away. 2. You can choose to access Federal Highway (toll free) or NKVE to get into PJ/KL. 3. Very soon WCE will be ready and easy access to go up north up all the way to Taiping. 4. Good food around Klang town and Setia Alam. 5. Good neighbours, they are generally quite relaxed. QUOTE(lowyat101 @ Jan 14 2019, 04:52 PM) » Click to show Spoiler - click again to hide... « Interesting info. I think you meant NKVE instead of Kesas right? Also about the land sinking and cracking issue, is it happening only outside the house (fencing etc.) where most probably is without piling, or the house itself as well? Thanks Cracking inside and outside of the house... |

QUOTE(lowyat101 @ Jan 18 2019, 03:57 PM) Hi, may I know anyone faced this type of leaking problem before? As per the picture below. Does it come with rain harvester system? If yes, probably there is a leak from rain harvester piping.. if leak from Syabas or mains, the water mark will be more severe as the water pressure is way higher. It's at the main switch board behind the main entrance door, right below the master bedroom toilet above it. But the water mark is only at the wall, the ceiling is clean. So I was wondering could be it due to water leakage somewhere else and the water flows down along the electrical cables to the switch bard area? Thanks |
