its located in front of yakob latiff sch...i think they sch might be moved soon...but either way the road in and out are very small...

also there is a gov quaters finishing soon, just like 200-300 meter away...around 4 blocks of housing...

you will be quite safe tho, cheras police HQ is actually your neighbour laugh.gif

650k, any type of unit also ok, preferably with the projects that walkable to lrt or mrt line 1 station and low entry cost

my gut feeling minimum around rm700k.....

I suggest you expect around 850psf lah.....also velocity mall opening in Oct 2016.....

Amaya already completed, diff segment cant make the comparison in this way. Somemo, if 850psf x 800sf = 680k, more or less with my budget, i m ok with this price d

About 100m walking to walking to maluri station. Please take note base on the orientation. The pool got no infinity pool view to KLCC. Think facing Amaya condo.

So the smallest unit in the project is from 750sf onwards. Their ad says from 6xxx,xxx onwards.

Since we don't know the price, we can guestimate, below is the simulations,
600k - RM800psf
650k - RM867psf
700k - RM934psf

I would say price will be around rm850 to rm900 psf depending on size, floor and facing.

Comments on good buy or not guys?

Sounds like a very high density project if really being built on the small piece of land. Right now I know the roads there are not really in good shape due to all the constructions around, it gets flooded too during heavy downpours.

It's actually Block A and Block A1, which in submission is considered as 1 block (740 units).

IMHO-
-Lavile much better to access the MRT LRT. Walk through Aeon come out is station liow
-Sunway big boy so branding of coz Sunway but pay expensive PSF for their product. Their mall really gonna change the outlook of Maluri. Big points for Sunway here
-Jalan Cheras will koyak.. so many project
-Lavile has some serious potential for capital appreciation if this place transform
-Lavile has interlink to AEON. Really plus points here. Otherwise like Amaya
-Sunway ID really nice
-Sunway should be able to raise the benchmark of rental yield

as I know about for residential about 80% occupied, 20% mixture of empty units and empty for lease units

Nowadays all property investment need to top up on instalment. I think ROI only 3 to 4%...just like fixed deposit. Can only bank on long term appreciation, so location and good developer are the key points.

from Mall to MRT is not covered walkway. you need to walk through the AEON open car park. After 10pm AEON close, the car park is very dark.

Correct me if I am wrong. Sunway velocity first launching in July 2011 is about rm850psf. If this project sells at 850psf target completion in three years time 2019, why this is not a good price? Isn't it a steal if we can still buy at 850psf?

sunway provides linkway direct to two mrt and all retails office medical centre hotel together and facilities given likely more and better than lavile.

compare lavile to continew at the other side which is walking distance to ikea, mytown, cochrane mrt likely much better with its location nearer to cbd and trx. mytown heard can do better than velocity mall also. continew design is also looks better and taller & lower density.

For the projects launched in 2012/2013, some of them got price drop now. The one I remember is capers in sentul. Queue overnight at starhill and got 2 mins to select your unit. So very hot. Now the units mostly vacant or cant sell. Do we foresee the same story for this project in 2019 based on your comments?

Right now they looking at RM830 psf to RM9xx psf. So far there has been alot of interests judging from people who registered and some even went to look see the show gallery.

Lots of people interested because hoping for 700psf, but developer looking at 800+psf.

My gut feeling developer probably can sell around 40% only due to slow market. Unless gov change policy to push the market moving again but then will be tough for 1st timer.

Actually gov should remove the 30% limit on dwnpayment because 1st timer all will be going for those PRIMA housing and etc. So let investor go ahead with higher prices properties, then win win for all. 1st timer won't be looking at anything 550psf and above so why limit investors?

I went to see their show unit yesterday. The sales agent told me that they will be launching the first two highest blocks. And the project will take 4.5 years to complete. I think it is a way too long.

I also intend to buy for investment bro, but I have been living near to Maluri for many years, the Jusco is my weekly shopping place ...very convenient as you can buy everything there. The Maluri LRT is serving many condo/apartment nearby, i.e D'Alamanda, Miharja, Amaya and etc... Just my preference only. From Lavile, the tenant can walk to Jusco, Velocity, Peel road restaurant, Maluri also got many many shops/mamak/bank... overall I think good lo. I saw the continew forum many people complaint it seems to be near to everywhere but not within walking distance which is my main concern.

- covered walkway to MRT
- covered walkway and pedestrian bridge to Velocity
- upgrade the access road (Lorong Peel). From google map, it looks like only 1 in 1 out currently.

What a waste to use the fund for bellboy service. Developer should think off something to improve the connectivity. Strongly suggest the developer to provide the covered linkway to the MRT/LRT, Sunway Velo or maybe underground access.

Also, if the developer gonna to sell "future price" with 850 per sf, at least the developer can show the investor the future plan/ development of the nearby area. If not, with the condo stand alone, fresh developer, with the price tag of 850 per sf, I would say quite ambitious for current property market.

Their sales agents are poorly trained. Rather than focus on the strength of their project, they are on apologetic mode to justify the high price. Seems unusually poor takeup for a launch. All high floors blocked, presumably for their own benefit.

Most inaccurate mockup I have ever seen. Built in cupboards where there is clearly no space for that. Full wall open area when it is not so. Ceilings which you will not get. A designed wall in the living area which you will not be getting. Early bird package are just air cons, kitchen table which is a standard for other projects. Price psf above RM 800 + depending on on size/floor. A wee bit expensive.

Attractive is location, because MRT, AEON, and if you familiar the road access not too bad.. Old surrounding I not so worried..

But cannot deny, at this price rental will need alot of top up if you thinking investment.. and if true 4.5 year construction then must remember the longer Progress Payment also.. blink.gif

for investor that loan 70% and buy higher floor, the interest can be saved.

because the 3rd progressive payment (15%) must reach to your unit structural framework.

I bought a 864sf unit, facing KLCC and KL Tower view

Besides. I also bought an extra car park. I'm not sure it's cheap or expensive. But the main reason I buy this project is not only because of the location and MRT station. The main reason is because it's freehold. Personally, I prefer freehold property smile.gif

And this developer also have different concept from others. One thing which bring to my concern is the developer add in 700 visitor car parking which I think it's very useful in future

I also want to introduce the sales person from developer, Mr Loke. I really like his attitude in marketing the project. He is really professional in explaining the background of developer, the entire project and the potential of the project.

I felt sorry to him as I used almost 2 hours of his time in understanding the whole project. I recommend you to make an appointment with him before you go. I like Loke because he is not bombastic in marketing. He told me the strengths and weaknesses. I like his honest in selling which is different from other sale person.

I made the decision to buy yesterday. Because I work until 5pm, I made an appointment with him to pay deposit after working hour. At that time, I also saw him explaining to other customers on very patient way and sincerely.

One thing that I really salute for him is I saw him still serving customers after 9pm. That's why I strongly recommend this sales person. I can feel his passion in work.


P/s: I'm not the sales person representing the developer. I'm just a small customer who has just bought an unit. 😜😜

yup. agreed with you. Loke a very friendly and sincere agent who brief me on this project. also as what you mentioned that he didnt bombastic in marketing the project. lavile is the rare freehold land together with velocity, the rest overthere are mainly leasehold.

i like its location proximity to underground mrt (more premium than elevated mrt) and walking distance to velocity. there will be a covered walk way direct to aeon maluri. from what i hear there will also two options either a pedestrian bridge from lavile to mrt or from aeon to mrt. i dont buy it because i aim for investment purpose whereby i found that area rental not very high and tenants profile not very comfortable to me. I cant gaurantee what i found is 100%correct but you guys may help me to find out more and share with me. thanks.

i also feel like high density and facade , internal fittings material not tally with this high 8++psf. anyway that is only my views. smile.gif

Anybody here could comment if this Orando Holdings developer a reputable one? Are their financial cashflow good? I tried googling it but wasn't able to find any information. All i can get is they have quite a few completed developments around Cheras area.

4.5 years is indeed a long time and it would be comfortable to know that this developer is able to weather the storm(if any) in the next few years. Would like to avoid getting caught in situation like Empire City, Damansara dry.gif

In current market, early bird might not be good or the one earn more. One cochrane if launch at almost the same prices... then you will be a loser haha.

in my view, look at the location, its better than velocity and Amaya.

with MRT/ LRT and surrounding malls, This is consider a safe bet if one want to invest in Cheras.

but again, we are know that Cheras rental is relatively lower than PJ, only hope than MRT wil bring Maluri closer to TRX, Bukit Bintang and KL City.

don't underestimate MRT/ LRT, now its trend for high rise to build near to these.
Just look at how our DBKL can suddenly increase the car park fee....

Walking distance to MRT Station may heavily depends on Aeon Taman Maluri operation hours. If taking MRT before 10am or after 10pm, that person may have to walk at the outer corridor of Aeon Taman Maluri.

KLCC view may be obstructed by potential future developments. As we all know Jalan Peels there's still plenty of squaters awaits to demolish. Once demolished there's no guarantee how high is the future developments.

It will be consider 'near & convenient' if covered linkway provided. Link bridge that links kl city centre with aircond design will be most welcome.
Buyer always confused with the definition of 'convenience & accessible' to public transport hub. Some more kl is still suffer to safety issue, besides the tropical climates with heavy rain.

Without prejudice, Lavile is not an integrated project with MRT/LRT. However, it is easily walkable (understand that it will be just a short sheltered walkway) to the stations.

bro, in long run. Velocity has immediate residential, commercial shoplot actiivity (draw weekday crowd) and future medical + hotel.

but currently mytown only has IKEA + Mall, not eveyone can shop during weekday.

I heard that early bird price is just shy of 830psf. Unit types are all 3 bedrooms for block A1 & A2 - 864ft, 961sf & 1061sf. You can do the math yourself smile.gif

With current market condition, 830psf is still high.
Required strong financial condition to sustain this. 1.) High Deposit 2.) Bank willing to loan 3.) Serve Interest During Construction 4.) Need to have holding power - if not able to rent out later.

All these have to think carefully. And, also financial status with Bank must be good, and strong. Else wont able to get loan, unless able to fork out high deposit / downpayment. Good luck!

Yes, only 700+sf come with 2 units. Only 1 unit per floor. Others are 800+sf or 900+sf.

the price is on the high side. but the pros is freehold that is 5mins (minus the jam) drive to klcc. 2bed unit at 750sft, and 3bed ranging 860, 864, 956 & 1061

it's purely for own stay i think, cause development for this project actually need 4.5yrs as foundation haven even started

Able to rent out with the my tenant of choice around 1 months after listing.

So to me location wise is good..

Can you also let us know what is the recent actual selling price for Amaya? What is it now psf? When launching it was less than rm600psf right?

I have to agree too. I believe the location is actually ideal based from the below factors. Feel free to comment or add below rclxms.gif

1) AEON Jusco Maluri literally at your backyard.
2) Interchange between MRT & LRT(possible future MRT circle line) within 5-10mins walk away.
3) Plenty of top school options around Maluri area for your children.
4) Sunway Velocity just 5mins drive away
5) IKEA Cheras + MyTown 10mins drive away/1 MRT stop away

It's quite rare to find property with above items 1,2 & 3 within 1km radius. Hence, possibly might only need 1 car in a family for some as weekday travel to work in KL city can be done via MRT/LRT.

If anyone can find the 3 combinations of item 1, 2 & 3 above, please share it here as i would be interested to compare as well. Thanks in advance thumbup.gif

b) ROI need more time - purchase price above market and below not easy to cover the rental.

Why not buy after VP through sub sales.

Thanks for the view guys. Please substantiate your view with current available project and provide apple to apple comparison. Nearby there is amaya and velocity both different class from this but still we can use their current price psf and rental to perform analysis on the fair asking price for lavile, in 2016 vs 2021 to see the projected return. No doubt, roi in both cap appreciation and rental will not be good these days. You cant touch this project without holding power. After all we talking more than half a mil for a unit guys... ohmy.gif

all project also support by investor, without strong investor support don't think market will move.

A lot of project launching recently, believe that oversupply will happen but hot area still have their selling point/ market.

Compare those are without lrt and walking distant to shopping central more challenging in future.

The Lucus and Veloecity condo nearby shopping central will become a challenging and increase risk of this project.

i agree with this. but then walking distance to the mall what development doesnt have it now. Velocity mall is opening and mytown further with the residence. their only selling point is freehold

Velocity price 20% higher than this wo... bangwall.gif I think selling point is shopping mall + MRT + freehold. Can we find similar project in the vicinity?

i think somehow it depends on developer fame also. sunway wor who dont wan sunway prop? i only heard of this orando cause im in cheras

Aiyo, developer is Boustead for 1 Coch...good luck lo, need ballot one wo. Got $ also cannot buy...i think price will be over Sunway Velocity lo... wub.gif

I think their selling price will higher than this, simply because of the locations wise where 1 coch have better location than this. If those can afford why can't? biggrin.gif
