ya . exactly. that s a big open car park. 250lots . during day time walk under the sun.... at night safety issue....

developer should cooperate with aeon to build a covered linkway direct to mrt. improve the accessibility to aeon and also lavile. ~600m only

ya. compare lavile to velocity not apple to apple.
sunway provides linkway direct to two mrt and all retails office medical centre hotel together and facilities given likely more and better than lavile.

amaya lavile transaction likely 650psf only. lavile should max only 700-750psf.

compare lavile to continew at the other side which is walking distance to ikea, mytown, cochrane mrt likely much better with its location nearer to cbd and trx. mytown heard can do better than velocity mall also. continew design is also looks better and taller & lower density.

how much continew ? lease or free ?

in fact it is 600 700m away from ikea. ... i forsee ikea+mytown+cochrane mrt can perform better than velocity mall+maluri mrt ( if you check on sunway putra mall recently)

I made the decision to buy yesterday. Because I work until 5pm, I made an appointment with him to pay deposit after working hour. At that time, I also saw him explaining to other customers on very patient way and sincerely.

One thing that I really salute for him is I saw him still serving customers after 9pm. That's why I strongly recommend this sales person. I can feel his passion in work.
P/s: I'm not the sales person representing the developer. I'm just a small customer who has just bought an unit. 😜😜

yup. agreed with you. Loke a very friendly and sincere agent who brief me on this project. also as what you mentioned that he didnt bombastic in marketing the project. lavile is the rare freehold land together with velocity, the rest overthere are mainly leasehold.

i like its location proximity to underground mrt (more premium than elevated mrt) and walking distance to velocity. there will be a covered walk way direct to aeon maluri. from what i hear there will also two options either a pedestrian bridge from lavile to mrt or from aeon to mrt. i dont buy it because i aim for investment purpose whereby i found that area rental not very high and tenants profile not very comfortable to me. I cant gaurantee what i found is 100%correct but you guys may help me to find out more and share with me. thanks.

i also feel like high density and facade , internal fittings material not tally with this high 8++psf. anyway that is only my views. smile.gif

in my view, look at the location, its better than velocity and Amaya.

with MRT/ LRT and surrounding malls, This is consider a safe bet if one want to invest in Cheras.

but again, we are know that Cheras rental is relatively lower than PJ, only hope than MRT wil bring Maluri closer to TRX, Bukit Bintang and KL City.

don't underestimate MRT/ LRT, now its trend for high rise to build near to these.
Just look at how our DBKL can suddenly increase the car park fee....
