As I know, block D wil either face kl or Vantage Point, the price difference btw same floor with diff view may be up to $30k, r subsale buyers really so fansicinated about view? Any exp to be shared?I'm first time buyer.

the reality is likely to be sub sale buyer will press KLCC view until the vantage point view's price, and owners with vantage point's view owners will mark up to price to match KLCC view units, at the end of the day, there will be somewhat a mid point of price.

For Block D only will be 10 units per floor and each row 5 units
Number 1-5 facing Desa Petaling View, while 6-10 facing KL View
Number 1,5,6,10 will be the bigger unit - 1403sf and located at corner.

Comparing the price for 26th Floor, Different price btw Desa Petaling View and KL View for 1219sf around RM36k
While compare the corner unit of 1 and 10 both are 1403sf, price different is RM56k

Vantage Point is 15th Floor High, for those need to get Desa Petaling View suggest to get 20 floor onward. smile.gif

After discount, I assume a unit in block D price tag is 630k. If what u says is correct then a unit in block C selling price is 655k. If taking 90% loan an approximately total interest paid would be at 32k. Really need to think think think and thing again.

Quite subjective and too many dependencies. But, majority greedy investors are prefer klcc view. Also, some are more particular, there would make sure they got the full view of kl city.

Agree with u all, view is really subjective. Since there r sky facilities at level 41, lets go there to enjoy the best view..lol. By the way, 1200ft comes with 4rooms+2bathrooms, is it possible to renovate either room to 3rd bathroom after vp?

1200ft is ideal size for subsale as I aim young couple. 1400ft is slightly bigger for couple as it sacrifice living room space for 5 bedrolms+3 bathrooms.

But in term of keep and rent, definitley 3 bathrooms r beneficial since I wil stay there and rent 2 bigger rooms out.

So I'm thinking either aim for property appreciation n sale with 1200ft or long term passive income for 1400ft. Anyway..there r stil other uncertainties.

never been once to desa petaling , seems like there's only 1 entrance to this place , is it possible to rent out easily since there's no public transportation here ?

for me exism project are now more on own stay coz of the advance design & workmanship , than renting out since around RM2500-2800 rental are quite expensive in this area .

Yes, but you have 2k unit,
10% want rent out, that mean you will face 200 unit compare with your unit,

so what make your unit special compare with the other??

RM3,000 in Desa Petaling that would be a bit of a stretch at the back of abundant choices all around Klang Valley.

RM2.50 is memang optimistic la =), just a bit like saying 5 years ago I wouldn't pay RM500 psf for kuchai lama's property for example. RUMAWIP is a cordoned off area from NIDOZ though it's still the same developer. They will not share facilities and will have their own gated area.

I'd personally say RM2 is more or less the target rate, if I were to rent a 1403sf for RM1400 to RM1600 with Exsim's unique design and quality I'd say it'll get snapped up pretty fast. In terms of competition vs. the 10% other units, of course that is also highly subjective depending on that time's market supply vs. demand and whether USD1 = RM5 or not by then lol. The unit I have has an additional 203 sq.ft of pocket garden if it helps! I'm sure you will get better prospects if you ID or do up your unit nicely

Just my 2 cents.

Generally yes but if economic remains the same as it is ( anyway, it's slightly downturn now ) and with an expected sum of more than 10-20k units are due to complete in 4-5 years time, I dont see a reason why a rental RM psf would dropped.

Yes we might have 20,000 units ready in 4-5 years time but I'm certain there is still demand.

If we target the 20-24 age group alone and estimate that 20% of those stay in the KV, that's about 200k who will be looking to purchase or rent their first property in the next 5 years when they start their own families so these additional 20k units should not hurt supply. I'm sure someone will argue that there are also possibly 1 million+ units of homes ready as of now but for me, these 1 million + homes are not on sale at the same time so as I always tell my friends, should be oklaaaaa. Everything now is just based on judgement never know what will happen in 5 years time anyway. Malaysia might be bankrupt by then lol
