1200ft is ideal size for subsale as I aim young couple. 1400ft is slightly bigger for couple as it sacrifice living room space for 5 bedrolms+3 bathrooms.

But in term of keep and rent, definitley 3 bathrooms r beneficial since I wil stay there and rent 2 bigger rooms out.

So I'm thinking either aim for property appreciation n sale with 1200ft or long term passive income for 1400ft. Anyway..there r stil other uncertainties.

For me, 1403, I will joint bedroom 2 (attached bathroom) and bedroom 5 as one big master bedroom.

Dismantle both rooms doors. Install a new door at the middle. Then design an open concept wardrobe at bedroom 5.

1219, if study room hackable, make the dining area more spacious.

Same thought as me on the 1403 sq.ft's new master bedroom and walk-in closet.
