I really wonder why they need to make the layout for both sizes to be so cramp, it looks like a maze in there. the +1 study area for the 1219 sqft is so redundant.

just like NoAh23 said, legal fees for SPA is on developer. Loan agreement legal fee is on buyer. I've asked the lawyer regarding the price, he said it's around 3k including stamp duty for D'Nuri project. And if you are first home buyer, you can waive 100% of the stamp duty due to Budget 2017. You can get even cheaper without stamp duty

I thought the waiver is only for rm300k property and below?

Hi all, would like to ask for your opinions. Is Nidoz worth to invest and sell off years later? Seems to be a nice place to stay and big enough for family. Does it have the potential to attract buyers in the future?

I will definitely not buy it for investment,

+Units size are big, target buyers are only people who are looking for own stay
+Too many units, high competition when you want to sell and with the niche buyer type for such property, extra challenge
+location is just normal, as investor not sure if you can see the value of this location in coming years.

Thanks alot for sharing your opinions!
hmmm, mind elaborate a bit more on your opinion?
Agree on the selling point. My concern is will the price after 3 years become too high for families to afford, thus hard to sell?
Agree on first 2 opinions too. As for the location, I am currently staying in Kuchai Lama, Desa Petaling's in my opinion is quite strategic, my daily travelling (work, entertainment, meals, activities) actually pass by that main road alot, not to mention Bandar Malaysia is not far away. However, that is my opinion, appreciate if you can point out reasons that i might have not considered.
Is it safe to assume that alot of China and other expats who will be working at Bandar Malaysia & High Speed Train will consider renting/buying Nidoz due to the luxury style and location?

Also, is it true that Foreigners are only allowed to buy properties that are at least over 1mil?
The price/sqft is definitely attractive, considering distance from Mid valley and KL areas. One of my concern is also, will Desa Petaling area's value increase in near future.

Which i mention in terms of location it is just normal. But in terms of future value then it really depends on how different individuals want to assess it. Assessing it base on the future upcoming developments is okay but it also means many other condos in the same vicinity has the same access and not just Nidoz. The biggest challenge i feel for Nidoz will be it super high density, it kinda scare me off when 1000+ units of big size units with RumahW1P in a piece of land this small.
