Hi all, would like to ask for your opinions. Is Nidoz worth to invest and sell off years later? Seems to be a nice place to stay and big enough for family. Does it have the potential to attract buyers in the future?

From my opinion it's target group will be more likely to family buyer. Not many condo in Desa Petaling got such facilities, spacious layout. The target buyer will be those who want to buy for family and this also is the selling point. Because for the investor who would like to flip they will prefer small unit and mostly will opt for developer unit (save spa and legal cost). This is my opinion ya.

I will definitely not buy it for investment,

+Units size are big, target buyers are only people who are looking for own stay
+Too many units, high competition when you want to sell and with the niche buyer type for such property, extra challenge
+location is just normal, as investor not sure if you can see the value of this location in coming years.

for the first 2 i agree with u

for the 3rd one , for me is quite good , access to midvalley ,pj , sg besi , KL , tunrazak exchange , klcc , ikea all within 15mins drive . it's just beside Mainroad . im johorian and it's damn easy for me to go down south without hyper jam at city area before entering PLUS highway towards south .
MRT Kuchai lama line is just less than 1km drive arrive . (ajinomoto factory)

furthermore most purchaser are waiting Bandar Malaysia development .
everythings is still Unknown until Bandar Malaysia & High Speed Train done .

at this price psf , hardly get a good location project like this .
bukit jalil good development project mostly hike up to 700 psf above now . (new)

i agree with this.. its actually quite convenient in desa petaling (just that probably some ppl mentioned jam)

everything is yet unknown.. at least not until bandar malaysia + HSR is done.

with 1200 / 1400 sqft... i have not seen any other place to offer similarly priced.

Agree on the selling point. My concern is will the price after 3 years become too high for families to afford, thus hard to sell?

Agree on first 2 opinions too. As for the location, I am currently staying in Kuchai Lama, Desa Petaling's in my opinion is quite strategic, my daily travelling (work, entertainment, meals, activities) actually pass by that main road alot, not to mention Bandar Malaysia is not far away. However, that is my opinion, appreciate if you can point out reasons that i might have not considered.

Is it safe to assume that alot of China and other expats who will be working at Bandar Malaysia & High Speed Train will consider renting/buying Nidoz due to the luxury style and location?

Also, is it true that Foreigners are only allowed to buy properties that are at least over 1mil?

Could be happen too , due to Government already sold some parcel land to china developer ,
and china developer definitely will open showroom to sell it over china showroom (like forest city china)

while there's another issue to the land maincon Ecovest is , Sungai besi bandar malaysia & Tun Razak Exchange is abit too near @ 4km distance ONLY . meanwhile is a BIG questionmark for the market now or current economy . How they can make whole economy to digest with this 2 big development is still a unknown questionmark to them .

Desa Petaling area value increment is very MUCH depends on how successful is bandar malaysia .

for the current market , i believe after VP price highly will be around RM600 - RM650 psf

How far?

Nidoz is good for own stay imo.
