Oh I see, thank you for the clarification. Fingers crossed that sales is going well for the development. So far according to the gov statistics (dec 2020), there’s still a quarter left. Probably smaller units at tower A.

Saw this ad on iprop https://www.iproperty.com.my/property/seput...sale-101582951/ stating Free MOT and save up to 80k. Maybe any SA here can clarify?

How much per sq ft & floor is yours?

I got type E (1087sq ft). Low 20-sth floor. RM923 per sq ft. booked Dec 2018. Was attracted to the bath tub, but in hindsight, maybe a unit facing Taman Desa would've been wiser considering the traffic noise from OKR and the new elevated highway. Hope the window glasses are thick enough.

The ad says that "free MOT" is under the HOC campaign. What the ad didn't say is that under the HOC campaign, the MOT stamp duty is exempted but the MOT legal fees will still have to be paid. HOC never exempted legal fees (for SPA, Loan or MOT) as lawyers are not part of government. It has always been only the stamp duty that is exempted. Of course, if you are a lawyer yourself, or if you can relatives that are lawyers, you can get it much cheaper, or even free.

You can always you check with the developer as well with regards to this, I find that they are quite helpful.

Mine is type G, mid 20s floor. Can't remember what was the exact psf but it should be around the same as yours. I bought much earlier, late 2017, and no, I am not qualified for HOC because I bought much earlier than that.

Lokgotz explained it well above concerning the HOC campaign and the legal fees being separate.

In reply to your query about our sq ft and floor, mid is Type G, floor 2x with also around the same price per sq ft as yourself.

Same for my case too when I bought a property under the HOC back in late 2019. Had to pay the legal fees for the stamp duty at my end (more like lump sum stamp duty including the legal fees, then get the reimbursement later for the former).

For the uninitiated, they may take it as no need to pay anything related to stamp duty and MOT for HOC, so it is always best to pay the property showroom a visit or get more details from the SA assigned to your desired project to get more details on this so that you'll know what to expect for sales packages offered from the developer. Different developer have different packages that cater to the HOC campaign. An example: Some will reduce 10% from the SPA price and some will just maintain it, but mark-up by 10% (or more) in another form to show how they provide the discount.

If i remember correctly, all legal fees except for the MOT is exempted for Avara right. And the MOT calculation is based on the SPA price.

MOT calculation is first 100k is 1%, Next 400k is 2%, next 500k is 3% and the remaining is all 4% right?

Yes. In the case of Avara, legal fees for SPA and Loan are borne by the developer. Stamp Duty for loan is also borne by the developer. MOT legal fees and stamp duty is not. But with HOC, stamp duty for MOT is exempted. So that leaves legal fee for MOT to be paid by the buyer.

this one u agak agak lo, dunno when update one but at least is real data that developer sent to KPKT for update

no la, developer have to send on every QR means 4 times a year but dunno who didnt update la, it may be the developer doesn't comply with the regulation or KPKT they don't bother to update.

Hi, guys, I just did a random search for new property in OKR and found this. I've read substantial posts some pages back, appreciate if seasoned reviewers here can let me know if it's a decent choice to look into Avara studio units A and A1?

Own stay for next 5 years or so, this need to look at capital appreciation in case selling...or else for renting out next time. I see most buyers are family type, I wonder if studio would yield decent attention and why it's not taken up as much yet. Thanks.

For the rental to cover the installment or at least 70% of it, condos nearer to midvalley, bangsar and bangsar south may have greater advantages over rental imo.

I've done the research for those new ones like in Bangsar South, but they're so constipated with so many condos and oversupply, personally it doesn't feel great for own stay.

I'm not sure of Avatar's surroundings as I haven't done that check yet, so wanted to get some friendly replies here in that regards too. It only seems close to the highway, may or may not be noisy.

For ownstay, objectively its definitely better in a sense that its a low density project itself and the surrounding has only saville residences right now.

I mentioned bangsar south and other areas because of the competitiveness of them in rental since you mention about capital appreciation and rental.
